If I were to buy through DVC, would I pay 2004 maintenance fees? I am trying to compare resale vs direct through disney costs for a "sold out" resort. So far, if I am not mistaken, a resale would include cost per pt,closing costs,and maintenance fees for all current year pts as well. Please correct me if I am mistaken.

<font face="times" size="+0">Yes, buying through DVC would mean that you pay prorated 2004 dues starting from the day that you put down your deposit.

BTW, with a resale, you don't necessarily have to pay the dues. That is all negotiable between buyer and seller.</font>
 
It depends on what resort and Use Year you are purchasing.

If you are purchasing any resort but SSR thru DVC- it's as Disneyberry described. If you are looking at a current purchase of SSR- where you won't get any SSR points until 2005- you likely won't pay any annual fees for 2004. Since the first phase of SSR has apparently already sold out (4 buildings) and no other buildings have yet opened, no fees will be due until the next phase of buildings has been declared into the inventory. Your DVC guide can best describe that timetable for you.

All aspects of a resale are negotiable- most expect the buyer to pay for closing, but that can be negotiated in the offer made if desired.
