Maintenance Fee question

Hi again! I have another question for all you highly knowledged DVC members here, before dh and I finally decide to pull the trigger on buying a DVC. We're looking at the DVC resales and were wondering when maintenance fees are assessed? Are they assessed by calendar year and due at the beginning or end of each calendar year? Or are they due at the beginning of each use year? We're just trying to figure out who would be responsible for what in the sale. I know we're asking a lot of questions, but chalk it up to me being an accountant and want to know all the numbers possible! Thanks bunches!

Due are assessed on a calendar basis.

Dues are due in January each year- but may be paid on a monthly basis (without extra cost) by using auto-debit from a checking account.

Purchases thru Disney always prorate annual fees based on the date of the purchase (buy on July 1- pay 6 months of fees). Most resales expect buyer to pay the full year regardless when you purchase unless you negotiate something different.

As Robin stated- dues are based on the calendar year- regardless what the Use Year may be.

Thanks for all the info. Somebody on another message board told me that dues are due by January 15th of each year. What if we close after that? Would be most likely be expected to "pay back" the seller for the dues that they just paid? What if we wait until maybe September to buy? Since the year would almost be over and dues would love long since been paid, what would be expected? Thanks for any info. I'm just trying to figure out my exact cost before diving in.

If you buy from Disney, the dues will be prorated from your purchase date. If you buy resale, you will need to negotiate those costs- the seller will have already paid the dues- so that will be part of the negotiated cost.
