I'm new to the DIS boards and I'm considering buying into the DVC and I have several questions. If any of you can help with these questions (even one) I would really appreciate it.

1. What are the Yearly Fees associated with each resort?

2. How often and what % are they increased?

3. What are the fees associated with buying through a reseller?

4. Where is the best place to get re-sold points?
 
Here is a post by Doc (Link) showing the maintenance fees. You can calculate what the yearly increases have been.

I would look at the larger resellers, one of whom is a sponsor of this site or you can check out TUG (Timeshare Users Group) for private sales.

Dues are adjusted annually. By contract the dues cannot increase more than 15% in any one year, but the long term trend is 3-4% per year. DVC can also issue a special assessment if unforseen expenses arise and exceed reserve levels.

Dues are based upon the actual operating expenses of the resort and the Vacation Club program itself. Our dues pay for things like housekeeping, scheduled room rehabs (replacing things like furniture, appliances, carpet, etc.), park transportation and recreation (pools).

You can almost think of each resort's DVC component as a non-profit entity. By law, there is little that the management company (DVC) can do to pad the budget and pass on additional expenses to members. What you see is what you pay for.

3. What are the fees associated with buying through a reseller?

Everything is negotiable in a resale. But the buyer normally pays the agreed per-point cost, current year's maintenance (if points available) and closing costs. Also be prepared to either pay cash for the purchase or finance it yourself.
