What is the lowest price point for a resale at BWV that people have seen where DVC has NOT exercised thier right to take the sale?

We are considering buying from some friends and they just want to get back the balance on thier loan. I don't want DVC to take the sale away from us, so I am going to work a deal with the seller where we pay them the minimum and they give us back the difference between thier loan balance and the minimum.

Any input anyone has would be appreciated.

The most recent "minimum" reportedly has been $55- where DVC is buying back resales below that figure. If are able to purchase a resale (BWV or OKW) at that rate, you're getting a bargain. You can even pay closing costs and not blink an eye!

Enjoy!

I just talked with my sales person at member services and they said that DVC was not even considering any resale buybacks at OKW or BWV.
I was very surprised and really don't believe her, but she said that with VWL selling and BCV coming up that they were not cautiously guarding the older two properties.
I would have your friends call DVC and "feel them out" about what they would buy the contract at.
But I believe you would have to pay at least 60.00 per point to keep DVC from snatching it up.
I recommend a call to the timeshare store (via a link here at this site) and ask them about the numbers.
Let us know what happens!

I would hope that your guide would tell you the truth (or at least the truth as he or she knows it), but I would have difficulty believing that they have suddenly given up on exercising their right of first refusal. Perhaps the market has passed them by in terms of price, but even that doesn't quite seem right. It will be very interesting to see what people have to say as they go through the resale process over the next few weeks/months.

Disney raised the minimum price to $57.75 as of April 10.

They were buying contracts back at that time!

You can always 'pay' your friends a higher price (Maybe $65/point, and they can rebate you back later the difference in what you agreed. Keep in mind though that this could have a slight impact on the closing costs which are based on total sales price.

Also, you might call Disney directly and explain the situation. When we transferred some points between family members, Disney actually waived their right of first refusal. They might do something similar for you.

Don' forget that with the change in price per point to $75 on June 3; it is quite possible that the bottom line will change (increase) again.

I think I remember one of the realtors we were recently dealing with mentioning that that had happened in the past; pretty much coinciding with each of Disney's price increases.

You can also show the sales price as the total including the closing costs, etc. That will raise the price a couple of $ per point.

My understanding is that in the instances when DVC exercises it's refusal right, the purchaser is still given an opportunity to raise their offer. I have been told that DVC has recently NOT been buying back any contracts.

You should just offer a fair price (for both of you- especially since the seller won't be paying a broker commission) and enjoy the transaction. No sense in taking a chance on losing good deal just to save a couple of dollars! Enjoy!

Thanks to all for the great feedback.

We have decided that we will both call Disney and see what the reactions are. I will let you all know the outcome. Should be sometime in the next week or so.
