I'm looking for somebody that is knowledgeable about how DVC pricing really works, and also knowledgeable about Excel spreadsheets to help me out. I've developed a spreadsheet based on what I *think* is correct information, and I would like somebody else to look over it and tell me if I figured things out right, or if I am way off. :laughing:

What I am trying to determine is the total price/price per point over the entire length of each resorts contract, with my purchase price and all dues (not counting increases) figured in. I've based my numbers on the average selling price of about 100 points on the resale market at each resort.

If I did this right, BLT actually seems to be the least expensive option if you buy resale. :confused3

Sounds about right to me. When I looked at it in the summer BLT was the cheapest followed by VGC. Assuming no borrowing costs.

The lower annual dues and the longer life time of the contract makes up for the higher cost per point.

If you are borrowing to buy, then the real cost per point will be higher and the results may not be the same.
 
oh, I didn't even put VGC in my spreadsheet - but I doubt I'd ever go there. My next cheapest place is SSR, followed by AKV and OKW.

I would be borrowing to buy, but plan to have it paid off within a year. I would borrow to buy no matter where I bought, though, so I assume the increase would be across the board.
 
If you are buying based upon "cheapest" IMHO, you are setting yourself up for disappointment. Why would you spend a ton of money, buying at a resort that you may not care for, just to save a few bucks?

In addition, what looks like the least expensive resort today, my not be in the future.

Don't forget to add the increasing dues, travel, food, and extras to your study. In addition to the DVC costs, we spend $1000 to $2000 each vacation depending on where we eat.

As the PP said, dues can and do change over time, and there are a number of factors that affect them. BLT's maintenance fees may not remain the lowest.

I'll bet that cleaning the bird crap off of the windows is going to cost us big time. :goodvibes

There's also the factor of what your DVC will be worth to you in 30+ years.

We own at BLT and when it's about to expire, I'll be 85. I'm not expecting nearly as much personal value during those latter years.

One thing to be sure to include is the lost income on the cash portion of your puchase (I use 4%). It makes a big difference. Right now SSR resale at $65 is the best value at about $7/pt.
