Looking for info on 3-bedroom villas

Something else you can look into is getting 2 treehouses. They are almost half the points of a 3 bedroom but do have 3 bedrooms (bedrooms are smaller and only have a single queen in two of the bedrooms and a set of bunks in the other bedroom). They have a nice kitchen/living room area with more sleeping...along with a wonderful deck where you can grill. You wouldn't all be "technically" together but you would have a lot more private sleeping space and beyond enough kitchen space between the two areas. Plus you can grill right outside of your treehouse and hangout of the decks.
They are very remote and no king beds. Both of those make the treehouses a no go for us.

Yes, but the OP was considering regular hotel rooms which usually have queen beds so that may not be an issue for them. Also, many large groups like being remote so they can gather together and not be disturbed/disturb others.
 
We have a trip scheduled for this November (rescheduled from April 2020) for the same number, 12.

Originally, for the 2020 trip, two of the families were going to do regular rooms at Contemporary and my family was going to do a 1 bedroom on rented points at BLT.

When we started looking at the reschedule, we priced out the Grand Villa at BLT (lake view). It was, no joke, $60 more (total, not per day), for 6 day price on our original dates to get the GV renting points through DVC Rental Store. Total no-brainer. DVC Rental Store changed their policy and you can now cancel a trip (within a certain time period).

We booked backups, as soon as we locked in our dates, at contemporary, just in case we couldn't get the GV. There are only 8 (I believe) Lake View GV and our week is the week of Thanksgiving. We reached out to DVC Rental in advance and made sure the request and $100 deposit were paid so that on the 11 month mark, exactly, they pushed our request out. It was filled within hours and we could then cancel the back up rooms.

Yes, renting points requires you to lock in your commitment, past the cancellation date, but we are getting one of the best rooms on property for the same price as what we would have paid for 3 separate rooms.

Another plus is if FP comes back and they offer something similar to the club level offerings, GVs were included in that, so we may have that option down the road too.
