Late Summer/Early Fall Incentives

I’m sorry - I feel your disappointment. We just returned from an amazing 1st trip to DL and purchased a small direct VGC contract…we were so excited and now not so much. I know how things can ebb and flow at Disney so I’m hoping this is one of those instances…but it certainly puts a damper on an otherwise exciting moment.
I would be excited to own at VGC regardless! Congrats! I know EE was nice but def not the best thing about the resort.

This is a partial truth that agents sometimes use to create a sense of false urgency. Florida law requires an offer to be valid for seven days. They can change the terms after that, but (usually!) if they've published a set of purchase incentives, those incentives will be valid to the end of the published term. There have been a few exceptions to this---I think the OKW fire sale was cut short---but they are rare.

You also have ten days after signing to cancel the sale---again, provided by Florida law.

It's very sad to see that the no pressure DVC sales coming to an end. I brought some friends to the the VDH tower last year and met a guide at the podium. It unded up being a very pressured sales pitch toward me in front of my friends. Made me very uncomfortable, especially after telling my friends how great DVC is.

If you think "you have 7 days to think about it" is high pressure, you should attend a Westgate or Bluegreen sales presentation.
 

I’d probably buy direct now with these incentives under different personal and national circumstances (my kid needs an extra $10k in braces it turns out, and I strongly suspect we are going to see a somewhat significant economic downturn soon).

The incentives now are better than they are most of the time. If you see something you like, now is probably as good a time as any to bite.
 
I just did the math on 300 RIV points - don’t have my trusty spreadsheet with me in WDW - but my calcs are showing that the latest round of incentives are on par with the 300-level last spring (which I believe had been the best in awhile) - has anyone else landed in the same place or have the numbers to correct me/save me from coming home with a pretty costly souvenir?! 🤣

I bought 300 in April with the early spring incentives (as a new member) and am buying another 300 with the current incentives (with member pricing). Taking account of incentives, closing costs, credit card cash back, and magical begninnings (but not current year dues or $250 doc fee if you split into multiple contracts), my price per point for my first purchase was $180.86 and for my purchase with the current incentives, $178.37. I think this round is pretty darn good.

We weren't comparing against the industry norm. We were talking about a higher pressure shift within DVC.

So in the past when you met with a DVC guide they never asked for a sale? They just showed you the numbers and walked away and made you approach them if you were interested? That hasn't been my experience at all, they've always asked for the sale and asked about any objections. But the difference with DVC and other timeshares is if I say no they don't keep asking or make me feel pressured. They let my no be a no and leave the ball in my court to follow up later if I change my mind.

They seem pretty decent for recent incentives. Last summer/fall was definitely the best we've seen in a while though (def better than last spring)

That's when I got my 300 RIV and it was 178 before MB and 158 after. If you want a lot of RIV you may not have long left (probably just a few more incentive cycles) to get it before they declare it sold out

We bought at the same time (#teamFW39!) but for the life of me I can’t figure out how we got it down to $158 - I must be missing an incentive in my calcs! But thank you for the correct #’s - this is the info I needed!

I really only *need* 150 (but want 300) so I was doing my best to convince myself 🤣😎

It's because it had the member discount of 17 dollars off, the 8000 welcome home, and the 1000 Visa all before MB
