Added on 150 Riviera today. Couldn’t pass up the new incentives with a September Use Year. Direct is so easy compared to my last two resale contracts.

Don’t forget it’s pretty safe to waive the title insurance on the direct purchases. That helps a little reducing the closing costs.

We already had blue card. But we have never said we need less points

I just have an issue with plastic plants at Poly - you can grow great stuff in Florida and poly was always known for actual gardens.

It annoys me so much that they would put that in an open air feature terrace off all places. It looks so bad and is completely unnecessary. I remember watching a tour around Christmas last year and it was mentioned that there were no outlets on the terrace so no Christmas lights and no access for charging devices. I'm wondering if they dropped the ball and also didn't put in plumbing access for an irrigation system so they had to make due. They certainly aren't saving money with the tacky fake plants that will need replaced yearly

Agreed. But side note, I did ask about Christmas decorations. There were a few last year--just a few. They showed up a few days after it opened. So all the opening day videos don't have them. Also, I was told they'd have a whole set this year. But we'll see.
