Late spring 2025 incentives (April 29-July 14)

Also of note, the coupon book they send with your card includes a page that explicitly lays out the $500 off DVC purchase offer - good until 12/31/2025 (your formal tour just has to be completed by that date). I was sort of curious about the terms because I don't think I have explicitly found it anywhere online. As such, I don't think it is anything that can be taken away during any given incentive period (well, maybe it can legally, but one would assume they aren't likely to do that).
How is the D23 coupon book? Are there actually discounts in it that are worthwhile, and not redundant to AP/DVC discounts?

I flipped through and didn’t see anything that interested me. It seemed to mostly be coupons for money off at some Disney Springs and Downtown Disney shops and restaurants. None of them struck me as very enticing. They said, I just googled it and I do see someone trying to sell it for $25 on eBay! LOL
 
If you do a formal “tour” (online or in person), I think they have to honor the prices they give you for 7 days by law. The D23 coupon basically says as much (must complete a tour by 12/31), as does the fine print on the pricing papers they give you when you tour.

Since I’m headed down this Friday evening, I emailed my guide a few weeks ago asking for a specific time and location of a tour and have it scheduled for Sunday - it even shows up in my MDE future plans. Presumably, you could set the same thing up for an online tour if you wanted to. I suppose your guide might get a little annoyed if you did that at the end of every incentive period.
 

I just want to see some good sales on pretty much any direct resort at this point. I haven't even been tempted in the last 8 months. Come on DVC, tempt me!! And then open Yacht Club DVC so I can flip my BWV points before they expire. Please and thank you!
 
Like @AstroBlasters — if I saw an offer I was actually willing to bite on, I would at least want the contract drafted up and sent over, and I would probably go ahead and sign the day before the period ends if I was sure I was going to buy one way or another.

I still think economic conditions will eventually lead to better prices, but may not be true not across all resorts and who knows if that’s next week or next year or even after RIV sells out.
 
I’m semi tempted to buy 100 points at Poly. I was tempted enough to sign up for D23. But probably not tempted enough to follow through. I have a big non-DVC related project in the works that’s sucking up my brain space right now, so luckily for my bank account, spending more money frivolously is now on the back burner. 😆
 
The only potential extra benefit you could get IF incentives get better from one period to another is delaying your purchase until the end of the next incentive period to save on a couple months worth of dues and further delay your payments/closing. So, you could either do a formal tour or say yes just before the incentive period ends, then if incentives get better, cancel or wait another month or two (depending on when the next incentive period ends), and then give the green light. Of course, this is precisely a reason why I suspect incentives rarely get better on actively selling resorts. Incrementally adjusting the incentives to make them worse creates a continual sense of FOMO - better get in before the prices go even higher!
 
If you are becoming a new DVC member, my advice is to book well in advance of when you actually want to use it. Yes, you can theoretically use the points right away, but in reality, you'll have to book 5+ months in advance for decent availability.

Yes, you can save a couple hundred bucks in annual fees by buying later, but that is only true if you already have your bookings for the next 5 months already taken care of.
 
That's infuriating - sorry to hear it. I will say, I sent them a bit of a nasty e-mail yesterday - expressing frustration that the app doesn't work to show your digital card and that I hadn't receive my physical card yet. Of course, I sort of felt like an idiot when they replied and said, here is your tracking number, it should have been delivered today (the exact same day I sent the e-mail). Maybe worth a shot to send an e-mail - don't know if I can post it here or not - if you google D23 e-mail, it will show up.

I had several emails with them a month or so ago and we ended with them saying there was nothing they could do to expedite it.

So I’ve been following this thread and thinking about buying direct soon. Notice you guys mention they need to see the actual card for D23. I bought it on 6/25 and just received the package with the card yesterday 7/9 so surprisingly it took 2 weeks. Was expecting much longer after reading this thread. I would definitely reach out to them
 
Just put a deposit on another 150 points direct at Polynesian. Not sure what the incentives are gonna look like next week and don't want the FOMO if they are worse than this cycle. FWIW, my guide says DVD is very happy with sales progress and he would expect the incentives on Poly to get progressively worse from here to sellout. But... of course he would say that!
