Late spring 2025 incentives (April 29-July 14)

I didn't think the guides know anything ahead of time...
I doubt they know specifics. Those probably aren't announced (or maybe not even finalized) until the 14th. But in most businesses there's a couple of people who understand generally where things are headed even if they don't have the specifics.

For example, where I work, research and travel budgets are a big deal each year. They aren't announced until September for the upcoming year. My guess: they aren't fully figured out until September either. The official line is always: everyone will know when they are announced. But there's usually a couple of people who've had conversations and understand the general parameters of where budgets are likely to go, along with the context and limitations for forthcoming decisions. I would be surprised if the same weren't true for incentives. I doubt the guides have no exact early knowledge--this also protects the guides--but I'd be stunned if there weren't a few people with some general knowledge of quarterly DVD goals who have a much better sense, based on that, as to what is likely compared to us buyers.

I hope your prediction is incorrect but I also think you are right. They will have nothing to offer in the Epcot area once RIV sells out and nothing announced. Possibly that will push LSL sales as there is no other option.

As @maui22 mentioned, Disney was under external pressure during the VGF firesale that may explain the incentive more than anything. So I guess the take home is, just because they did it once doesn't mean they'll ever do it again.

The point chart pushed me away, I was going to "wash" my 100 resale Poly by selling them and getting 150 direct so I could 7 month combine with my RIV points. But I am not paying the rates they want for a 2br in the tower.
I completely agree. The point chart for the tower is not very attractive. There are things I like about the tower, things I do't like. But the new round of poly direct points can be used at the longhouses as well. Those I love. The point chart is still on the high side, but the longhouse rooms are huge and lovely. Plus, on weekdays, longhouse studios are 14 points in September.

Sure but those people aren't guides/boots on the ground, they're managers and bigwigs who probably never even visit the resorts.

I love the 3rd bath in the 2 BR , but I can get that at BLT with a covered walkway to the monoral / food if it is raining

I also love the longhouse , it is my favorite on the loop as its the closest to the bus and the TTC and I love the covered balcony since Florida heat makes open balconies ( RIV) useless most trips.

My big Poly issue is the crowds, I am waiting to see how they are affected by PIT before I sell.

LSL will both be water-facing MK resorts. That is, they'll simply compete with each other.
Will it actually be water facing? Or just a resort on the water in the MK area?

I haven’t looked at any the details since reflections was announced so sorry if I’m not up to speed on this one.

Its already framed out , it looks like it is designed for about 60% of the rooms to have at minimum a partial water view. It is somewhat W shaped with 2 waterside courtyards , one of which I speculate will be a pool.

I think its huge , and if it is going to have a hotel component they will need more than just a pool and slide to match WL. I am hoping for a pool and lazy river. If they have a lazy river it would be nice if it was River Country themed.

There’s a lazy river in the permits.

But I’ll argue that in WDW, the “lazy” part doesn’t really apply 🤣

I'd love to know where you saw this. It was in the Reflections packet. But I haven't yet seen it in the LSL material--but again, there's been a lot and I could've missed something. I'm assuming the lazy river will be there too, as the building footprint remains the same. But I'd love to know for sure.

Disney is largely a "promote from within" company. The managers and bigwigs (or at least some) were likely promoted from lower positions--instead of headhunted--and still have friendships with guides. This is how most businesses work. Longtime mid-level people don't receive official reports early, but some have conversations with higher ups that layout the general direction of where things are likely to go. Same would hold true for my earlier example about "travel and research budgets" where I work.

Maybe but Disney is also very good about keeping things under wraps until those who need to know should know. People with loose lips don't get promoted.

I don’t know if this 100% confirms it, but this is one of the permits they’re currently using

Not positive here. But I think this may have been from the five-year extension from the original Reflections permit. That's why the "W" building footprint remains the same--it was extended from what was proposed back in (was it?) 2018. If they changed it, they'd need to re-permit. I'd love for it to have a lazy river. But I'm not sure that Disney has committed to that plan for the current iteration. They've been mum on it.

I was thinking more along the lines of: I suspect the in-park kiosks generate most of the tour prospects for the DVC sales process. I'm sure the kiosks in the hotels do a fair bit as well, but a smaller slice.

I have posted before, VGF was on pace to sell out before PVB IT sales began - without significant promotions.
So you're saying I helped defeat Peltz *and* got a great deal on VGF direct? Awesome.
