Kingdom Tower DVC at the Contemporary (Orlando Sentinel 2/26/08)

You underestimate the power of Disney Marketing and the craziness of Disney Freaks. If DVC offers to put peoples' names on one of the building's bricks, they'll have people lining up tomorrow with checkbook in hand. ;)


I guess he forgot about the "Founders Tapestry" at AKV. :)
 
I emailed Jason Garcia who wrote the aritcle in the Orlando Sentinel. I asked for a copy of the point chart or if he could point me in the direction of where to find the information. I have pasted below his response (he gave his premission to copy it here). Does the point amounts he has listed make sense?

Anyway, there are two charts I saw. One is called a "Maximum Reallocation Chart" and it lists the number of Home Resort Vacation Points needed to reserve rooms in each of the 9 DVC resorts. The Kingdom Tower had figures listed for "Studio Vacation Home," "One-Bedroom Vacation Home," "Two-Bedroom Vacation Home" and "Grand Villa Vacation Home." It was the highest of all the resorts in the one- and two-bedroom categories. A one-bedroom, for instance, says it would require 39 home resort vacation points at the Kingdom Tower (versus 36 in each of Animal Kingdom, Beach Club, WIldnerness Lodge and Boardwalk.) A two-bedroom says it would take 54 home resort vacation points (versus 46 in Beach Club, Wilderness Lodge and Boardwalk.) It was not the highest on the Studio and Grand Villa categories, and it had "N/A" for a "Suite Vacation Home" category.

The second chart includes this header: "Participation in certain External Exchnage Programs may be based on a week for week exchange and require the reservation and deposit of a seven consecutive Use Day period in a one-bedroom or two-bedroom Vacation Home. Therefore, in the event of reallocation, in order to exhange through the External Exchange Program a Club Member would be required (absent Banking and Borrowing) to have annual Home Resort Vacation Points of at least the following:" It then lists points needed in each of the nine resorts to reserve and deposit one- and two-bedroom vacation homes. Kingdom Tower is at 273 Home Resort Vacation Points for a one-bedroom (versus 252 for Animal Kingdom, Beach Club, Wildnerness and Boardwalk) and at 378 Home Resort Vacation Points for a two-bedroom (versus 322 for Beac Club, Wildnerness Lodge and Boardwalk.)

No, these numbers do not match anything listed in the 2009 planner. I am concerned with the use of the word "realloction"! :eek:

Seems that this is more like using your points to stay at a non DVC resort :scared1:

Could it be that it is not DVC and actually a part of the resort hmmmmmm!:banana:

Personal I would not buy there much less stay there I think the hotel itself is outdated and over rated compared to other Hotel/resorts on property

And as far as the monorail (big deal)

I just think you got a newspaper guy making wild and non binding conclusions to keep the rumor mill breathing

Has anyone gotten and confrimation from anyone on DISNEY STAFF and not a bus driver or tour guide .. Or a construct worker who gets off on make you think he knows..

Point is till DISNEY SAYS IT IS SO IT IS NOT!!!!

Disney like any other major company pulls a number of permits using diffrent names to build things.

Give me one good reason why they would not announce this after anouncing HI and Cal and AKV before they even broke ground.

Hmmm...Could this mean that only actual owners could stay at KT? Notice how he keeps saying "home resort vacation points"?

Excellent work. I assume they are quoting averages in the points numbers. I was looking at a BCV points chart and during Dream season the points for a 1BR were 28/56 which equates to 252 points/wk or 36/day. So really the points chart they turned was not very specific but was probably intended to depict the total number of points available for sale. (Or am I way off).

I think you are probably right and the posters on here who will now spend the next six months panicing over "Home" points and "reallocation" will be wasting a lot of effort.

I think those terms are terms used in the "legal" documents required to list the timeshare and as such should not be changed into "marketing" by us.

Also, panicing will not accomplish anything. Once they announce it you can decide if you like it or not. If not, then you don't write a check (it's pretty simple really)

However, I was never a fan and the name :rotfl2: Will there be a "Christian check" before you can come in????:rotfl2:

Compare it to a normal resort not a dvc resort the points are in line with that.

If you can see that maybe the rumor has hit its peak and the MK is just a part of the CR and not DVC

I'm thinking they are average daily points as well. I did a rough add-up of all the weekly points requirements for 2008 (all seasons) for a 1BR at the Beach Club and the resulting average was pretty close to 36 pts/night.
 
The way I read the first sentance in the second paragraph, if Kingdom Tower (Dont' care about the religious tie in the name, I'm not religious) is not your home resort, then you will have to book a 7 night stay.
 
Also, I don't see why they won't announce sales as soon as they are sure SSR is sold out? Why wouldn't they want to take your money to help pay for construction?

In this situation, our OKW POS describes what would happen with a "Maximum Reallocation" of the points at a resort -

"...in the event of a maximum reallocation, A Club Member will always be eligible to reserve at the Condominium, subject to availability, at least one (1) Use Day in a one (1) bedroom Vacation Home for every thirty (30) Vacation Points and at least one (1) Use Day in a two (2) bedroom Vacation Home for every forty (40) Vacation Points. ... "

They are referring to the maximum change where every day would use the same number of points throughout the year - weekdays and weekends would be the same and all "seasons" would have the same point cost - thus a maximum reallocation of the collective points at the resort. Currently, at OKW, the points needed for a 1BR range from 16 points to 73 points - based on weekdays in Adventure Season to weekends in Premier Season. With a Maximum Reallocation there would be no difference throughout the entire year. (This is NOT likely to happen, but it is allowable per the POS.)

This figure would likely be different for other resorts. At OKW is it based on a minimum of 210 points for a stay of 7 consecutive nights in a 1BR. Compare that to the 273 reported as the "max" at KTCR or 252 at AKV, BCV and VWL.

The POS for each resort will have a similar explanation.

Thus far, I see nothing unusual in the explanation provided or in the information from the point chart mentioned in the article. The 273 points for the new resort would also be for the most expensive view 1BR - likely the MK view - and other views will likely be less (just as at AKV and BWV).

these are not the point charts.

the maximum reallocation - is the amount of points needed if DVC ever did away with the seasons and weekday. which at present they won't.

it is part of the contract.

the Participation in certain External Exchange Programs is what the point cost was for II - but that changed big time - a couple of years ago. so not certain what it is doing in the contract? Unless Disney thinks that II wants to go back to the old system - or maybe Disney wants too?

they are required for the contract - or at least the maxiumum reallocation is. not certain about the exchange - but I guess it is like the reallocations - so you know upfront if the worst happen what the exchange would be.
 
Good news on the point charts. So if studios are not out of line from the rest of DVC, my future add-on is secured.

I honestly could never see staying at the place an entire week or in a big unit. High Rise living is not my thing. But a few days while doing the Halloween party. That would be fun.

Not every kingdom or king has to be Christian. It's a political distinction not a religious one. I think the name reflects more the proximity to Magic Kingdom. You know, the land of castles, princesses, etc.
