Just made an offer

It depends. I am no expert but are all points currently available? Did they use half of this years points already? I can't wait until I make my own offer someday!

So excited just made an offer on XXX

Hoping we did ok and they accept.

$xx/pp for xxx points
xxx pay closing and xxx MF costs

Sound fair?

I know you're excited, and I wish you the best of luck. :)

But it's probably a good idea to keep your offers quiet until after the fact. There aren't too many resellers out there, it is pretty easy for someone to figure out what contract you are bidding on and outbid you by a dollar.

Good luck on your resale purchase! :)

Your deal sounds very fair - $50 per point is not unheard of for BWV (especially for over 150 points). Not saying you got a bad deal - just wouldn't go much higher personally... Look at the ROFR thread on here - that should give you an idea of what people are paying. I agree with ELMC - there are many reasons to keep just an offer on the down-low... Good luck!

Don't be discouraged if they don't accept! I was bummed this week because I placed very "fair" offers and they were denied without counter offers! I don't know what resale site you are using but fidelity seems to have better deals for buyers.

I just signed a contract for 160 pts at SSR for $60/pt and seller paying 2012 MF. All points for 2011 and 2012. :goodvibes :goodvibes

Thanks everyone I pulled my post but forgot people quoted LOL Pregnancy brain. Thanks for all the advice and info. I didn't even think other people would look. We just offered what was asked for.

Haha. :) I edited my post to reflect the removal of information.

Keep in mind, that negotiating isn't for everybody and there is no law that says you have to haggle. Just know that you are probably going to spend a little extra to not have to deal with the hassle. Is it worth it? Only you can decide. But I pay a guy $25 a week to mow my lawn even though I'm physically fit and I own a working lawnmower. I have terrible allergies and to me it's money well spent. :goodvibes

Thanks I agree a little more money can be worth the convinence and I pay someone to clean my house because my preggo belly makes me fall in to the tub LOL. I understand :thumbsup2

But again thank you for all the advice I am really hoping I hear something soon.

I've been posting all of my offers as log of my journey. There are soooo many out there and tons of people who are buying that are not reading every single post that it's unlikely someone would scoop me. And if they do, then great, I helped them get something and another will come along for me. Do post again once you have word, though. It's very interesting to see what happens in negotiations.

I will do that :thumbsup2 we should hear Monday morning per both agents so here's hoping

Offer accepted!!!!! No counter I'm so excited Thanks everyone for the amazing advice

Congrats! :cool1:

Once you have signed contracts you can (if you are comfortable) share the details of your purchase. Nobody can outbid you at that point. :)
