We just got back from a nine-day stay in a townhome at WH. The TH was very nicely decorated and "mostly" clean. When we first arrived we noticed stains on one of the towels in the first floor bathroom. I couldn't tell if they were old stains or if they were from the last guest and the towel hadn't been changed, but I thought it was gross and just tossed it in the laundry. Later, I noticed a stain on the sheet on the bed my daughter used. It definitely looked like an old set-in stain, and the sheets were obviously freshly washed. Bathrooms, kitchen, carpets, and floors were all spotlessly clean, but I noticed the furniture in the master bedroom was covered with dust. So dusty, in fact, that I wrote words in the dust and took a picture, LOL.

On our last day I read the instructions for what needed to be done before leaving, and there were all kinds of warnings about being charged for stains on towels and linens. We had already become a little paranoid because of the other signs placed throughout the house, including instructions to remove your shoes. I thought that was a bit much, and we hadn't really felt we could relax in this house. We have never damaged anything in any place we have ever stayed, but I found myself constantly following my daughter around to make sure nothing was damaged.

There were a couple of other little things. We had to call the management company twice about ants around the pool before the exterminators came. They were the nasty little ones that bite, and we couldn't enjoy the pool area. I also called and left a message asking for another flat iron because the one provided didn't steam well at all. I received no response at all.

I was willing to put all these things aside because we enjoy staying at WH and had such a great vacation, but after reading all those warnings, I'm expecting they may try to charge us for stains we did not cause. Should I address these things with the owner, or wait and see whether or not they try to charge us? I feel the owner should know this management company is slacking off a bit, but I don't want to put anyone in a defensive position where they may then insist we are responsible and we end up losing our security deposit.

I would send the owner an email and list the things you noticed. Be sure to emphasize that you found the stained towels and sheets upon arrival. If, for some reason, the cleaning person or management company or whomever inspects the house sees the stains for the first time, they might assume they were caused by the last person to rent the house. It's better to let them know that you saw them when you checked in.

I agree and would also send them any photos you took (i.e. bedroom dust)

I second this.

I am sorry you're stressed about this situation. I hope you're aren't charged for anything and can let the owner know what is going on.

I am sure a quick chat with the owner will put your mind at ease.

They generally take all this in stride seeing it is a rental.
