Juicy AKV's Rumor.....

I was just told on the phone..... :worship: :woohoo: :dance3:


(while I was booking my concierge room) that Kidani is going to have possibly a whole floor of concierge rooms as well as regular rooms so it will make it easier o book for everyone who wants to. :cool1: :cool1: :thumbsup2 (well, maybe not everyone :rolleyes1 , but more than now!)

now anyone else who ahs heard this, please tell it's true cuz I know there will be plenty of times I will want to stay concierge. A real bonus would be a Grand Villa in the concierge area!! Or maybe two or 4 of them if they are using a whole floor :confused3 :worship: .

Well, anyone know anything??
 
We'll know soon, I'm sure. It would have to be disclosed prior to them selling anything at Kidani, as it would affect the number of points that could be sold at Kidani.
 
I would have thought that if they had this in the works all along, that they would have announced it, as it is a potentially good thing from a sales standpoint. So I am somewhat skeptical about the rumor. But we shall see!
 
Maybe they are thinking things through, seeing so many people calling for concierge and liking it as an option for room categories and seeing the quiestion being asked all around the internet and poeple responding by saying they wish they would do it.

I know I would be all for it!!
 

with only 4 or 5 2-bedroom that concierge is now.

you just about have to join AKV to get them.

if they added that many rooms - would concierge still be so special?
 
Wonder if the attraction / desire for concierge rooms is concierge service or the ability to book the special safaris? Personally, I think it is mostly the safaris.

It makes prefect sence too .

Unlike crv this is more of a reality then that rumor since the actual building is far from the resorts checking I believe this to be true

I don't think it's just the Safari's. I think people (like me) like the daily maid service, the turndown, the food offerings, and the helpful ADR bookings.

And yes, I think it would still be as special but more people could enjoy it.

They do the same thing at the GF. I'm sure due to the popularity, more concierge rooms will be available.
CRV will most certainly be a reality. 2006 was a banner year for timeshares as will be 2007. With the uncertain future of real estate and the associated revenues, hotel occupancy will go down with real estate sales making timeshare sales more attractive. DVC is a huge plus for Disney. CRV will be announced as soon as Saratoga sells out.

Now, if I could only believe what I just wrote :3dglasses
 
SSr is just about sold out it is 98% sold as of yesterday and AKV was at 78%

So what else makes you think that the new famiely suites at crs are vacation club.

They always do a presale before they even break ground ..

that constriuction has been on going for over a year.

AKV are procedding more in less time .

According to Florida timeshare laws, they cannot "do a presale before they even break ground." They have to have at least 80% of the construction completed before they can conduct any sales. That is to prevent people from taking the money on the basis of a bunch of promises, and then skipping out before any construction begins.

Now if you mean they always announce something before they break ground, that may be the case generally, but it's not required that they do so.

I bought 200 points before ground was broken or a nail was driven.(PRESALES) for members only.

So yes we knew what we were getting into.

I'm confused by this statement as well since we also bought at AKV and nothing was constructed either!

Can someone explain how Disney got around the law for AKV? Tiger
 
You don't close until its completed - at least that would be my guess. BCV had a huge percentage of the units committed before the single building was complete - but those people didn't close until the building was done. And they were certainly selling it when it was simply a frame - we drove by it and that was what they were selling when we bought - and had been selling for several months (we ended up buying resale - because they had so much BCV interest it was taking guides two plus weeks to return phone calls).
 
I could see them adding concierge to kidani since it is such a hit in the jambo house. :goodvibes We are going to try it in October for the food and safari.:cloud9:

Weren't they able to see the AKV timeshares before construction of Kidani since they were selling shares in the jambo house. :confused3

Can't wait to see if the rumor is true or not. popcorn::

Yes...we were able to purchase before ground was broken at AKV...that is, ground at KIDANI. If you look at your deed, you "own" part of a unit in the original AKL (Jambo House). Florida law states that you can only start selling once a resort is (something like) 70% complete (I am sure one of the other DVC gurus will confirm or correct this).

With AKV...Jambo House was DONE and all they had to do was retro-fit rooms, thus they easily made the 70% completion rule to sell there.

And no...AKV is nowhere near 78% sold out. MAYBE Jambo house is 78%....but the lion's share of the resort will be at Kidani and they are just getting ready to sell there now. Like SSR, Kidani will have separate phases/buildings, thus once each building is at 70%, they can begin to sell there.
