Checking out how Poly resale amounts are skyrocketing (people are trying to resell at $225!) - who else looks at this and wonders how many resale buyers are trying to sell off, then buy back in with incentives to get DVC-Y status? With incentives it seems like Riv direct is around $170, and Poly will probably have incentives down to around $200 I would guess... imagine buying resale for more than direct comes out at in a month or two.
I can’t imagine anybody in their right mind buying Poly resale at $200 let alone above it (maaaaaaybe $200 for a small loaded contract), but I do think a lot of existing owners are trying to get out with enough $$ to get a blue card, maybe at the tower or perhaps a different direct resort.

I thought we saw some indications that PVB resale is already trending back below $180?
 
How often does DVD start a new resort with good incentives? Isn't it usually low incentives to start?

I laughed when I saw the one - small contract, nothing banked or current, 8% remaining for NEXT year, and they are asking $225
 

I get that the pictures may not be accurate because they're drawings and not the real view. Doesn't it usually say something to the effect of views may be different or something? As far as the other wording goes, on the website for booking cash rooms, it states the following regarding the balconies/decks:

Duo Studio - porch or balcony
1 bedroom - private deck
2 bedroom - large private deck
Penthouse - extra large private deck

Maybe I am reading too much into it but I really doubt they would put that specific wording on the booking page if you only get the upper balcony/deck for the penthouse.
This sort of supports my point. The 2 bedroom balconies are no larger than 1 bedroom, they just add on an additional separate studio-sized balcony instead. And the duo studio balconies are way more private than any of the others since they’re typically recessed into the building, yet nothing about them being “private” on the website.
 
I think I am the opposite of almost everyone here. When it was announced I thought “oh no - they are going to build a great big hulking building, that will ruin everything”. Then when I got on site i realized that it wasn’t bad at all. Next I thought they would mess up the interior spaces. Then I saw the lobby and I thought wow! Next was the rooms and I was pleasantly surprised because I think the rooms are far from beige city, I think all of the pops of color make these rooms exceptional.

All of that to say, I bet Disney has a well thought out plan for the penthouse 2 bedrooms. They have done a pretty good good on everything else - I bet the penthouse balconies are going to be just fine. I can’t wait to stay at IT.

The pre-sales period to existing DVC members is often the best pricing that will ever exist, especially for smaller contracts.

Exceptions to this have happened but are unpredictable and mostly only after a year ticks off the clock. Here's the exceptions I'm aware of for the recent resorts (not counting Magical Beginnings, which is a nice option, but I don't consider the 'native' pricing as you must give up a year of points):
  • CFW
    • A complete miss by DVC, the very next incentive cycle was lower than pre-sales (and better incentives have persisted)
  • VDH
    • 200pts and above is currently lower than pre-sales, but only with Welcome Home (WH did not exist during VDH pre-sales)
    • Below 200pts, pre-sales is still best
  • VGF2
    • 150pts and above was lower than pre-sales starting at 15m after pre-sales until it sold out, months 15-18 (but again, only with Welcome Home, which did not exist at pre-sales)
      • The June 2023 pricing was occasionally regarded as a fire sale due to 'triple' incentives of standard incentives, Welcome Home, and Magical Beginnings
  • Riviera
    • No pricing has been below pre-sales (without counting Magical Beginnings)
  • CCV
    • At 250pts it was only $1/pt lower than pre-sales from 8-10 months after pre-sales
    • At 200pts it was never lower after pre-sales
    • At 175pts it was lower for 3 incentive periods, max of $7/pt lower
    • At 150pts it was never lower after pre-sales (one incentive period did match pre-sales)
    • Below 150pts it was never lower
  • PVB
    • 150pts and above was lower than pre-sales by a few $/pt for months 14-24 (roughly), but no other period
All this to say: if Welcome Home and Magical Beginnings exist during pre-sales to members, pretty good chance it's the lowest price ever for existing members.

Pretty much.

It is very much for sale, but only to existing members.

I understand the concerns of those who visit less & need to keep a schedule, but we have ZERO concerns about any of that.
After decades of visits, parks aren't a priority. (The few 'must-do's in each park, we do.) Walking is grand. Lyft is fine. Off-season & off-times is ok. Resort-hopping to enjoy the spaces & other eateries is fun. Pool crowds won't impact us (we don't expect to "swim" every day...lounging under the palms & 'dipping in' are perfect.)
As senior Mouseketeers, we're at the 'stop & smell the roses & hibiscus' stage of life and long ago stopped expecting WDW to meet every expectation.
We still haven't recovered from the destruction of Toontown!

We know we’ll be back for hopefully another 40+ years as we’re only in our 30s with 3 kids so soak in each trip and enjoy the little moments. That’s the benefit of DVC vs a once in a lifetime WDW trip.

We’re all lucky/fortunate to be DVC members.

Our kids are so lucky that they’ve only ever known DVC but eventhough we’re “only” able to visit every 18 months / 2 years we normally leave the parks and head back to enjoy the resort when most folk are just arriving 😂

This is us. We have 2 kids, 6 and 4, and I cannot imagine going all day trying to fit in every ride. I love the flexibility DVC and AP give us, to just hang out at the resort if we feel like it.

I'm a big fan of the long (8-10 day) trip once a year. We do 4 days worth of stuff across 8 half-days, plus a couple of resort days, and for the most part never feel too rushed or stressed or disappointed.
