Agreed. I prefer to have the 2 real beds when getting the larger villas. Also, don’t need a kitchenette when you have a full kitchen.
 
Thank you all above for the info on the 2BR "dedicated" villas, very helpful for a future purchase.

Define desirable?

If you mean which is better in terms of space usage - dedicated 2br wins. It's a slightly more open space and generally they have 2 queen beds instead of a queen and sofa/murphy bed.

If your asking which one books up first - the lockoffs. That's only because it's actually a 1br attached to a studio and the studio rooms sell out first in most DVC.
 
In late April our guide told us Poly was on a waitlist and the pricing chart he shared then was $250pp.
Hmm yeah that was the price set as it’s “sold out” status. If these really are new points (not tower points per se but sold after DVC said they were no longer selling PVB) and not someone who waitlisted or was promised something by their guides then I’m inclined to think that $250pp is the starting price for the tower.

Still seems odd that they’d let some buy PVB but not others who asked and were told it was no longer being sold in preparation for tower sales.

I wonder if it could be a quick flip of the points the ROFR’d? Frankly, it sounds like VGC to me— lucky person who bothers their guide at just the right time.

In addition to items cited above, the studio side has its own door to the outside hallway. That can be nice when adults or older teens are staying there because they can leave and come back without disturbing the rest of the party. When younger kids are sleeping there, it might not be desirable for them to be able to sneak out into the hallway without adults knowing it!
 
I’ve lamented the missed opportunity of adding gondolas/boats to that went from the Riviera to France. A bridge like SSR to DS would have also been an amazing addition.
Gosh! If they'd added gondolas I'd so have Riviera points right now. I love the Skyliner but the boats are a magic all their own. It could be like Small World Boat / Gondolas ... but I guess they (rightfully lol) don't trust people outside in boats alone. Maybe the bridge over to Epcot from Riviera would have been "safer."

If you read today’s Poly contract at the comptrollers website the Grantor is transferring it 😥 Disney is the grantee. It looks like they are turning over the deed to Disney

I completely missed that. Looks like the one for yesterday was also a warranty deed.
I will need to relook at the others.

I always feel bad when I see those, and there were quite a few listed in a row. 🤷🏼‍♀️ maybe they batch them and turn in the paperwork together.

We've booked both dedicated and lock-off 2BRs at various resorts. Especially if we only plan to have two people in the second BR, we prefer the lock-offs, not only because they have their own door, but because they don't need a second bed, so they can just leave the murphy as a sofa in their room, which is nice.
