Island Tower at Polynesian Villas & Bungalows

I’ve said this before, but I’ll say it again since we’re now up to page 143 of this thread….outside of the duo studios, I don’t think we can assume every floor will have the same room layout/breakdown as the floors that were just part of the first declaration. Determining 2 bedrooms and lockoffs really all depends on the internal connecting doorway and entry doorway. I don’t think we can make any determinations based on the balcony dividers/configuration since these documents show dedicated 2 bedrooms with split balconies just as you’d find on 2 bedroom lock offs. Then on some floors you’ve got a dedicated 1 bedroom next to a dedicated studio (same balcony setup as the 2 bedrooms and lock offs), and then on other floors you’ve got no balcony dividers at all.

While it’s an extreme long shot, it is possible there could be far more dedicated 2 bedrooms to be declared in the future. We shall see!

That would be great and hopefully, as time goes on, we will get more.

Until then, given the interest in the tower, it’s still going to be tough booking any of these rooms in the short term until we get a lot more inventory.
 
Okay, don’t bash me. This isn’t fun & exciting, I’m just throwing it out there

Could this just be some kind of “Green” space to go along with Disney’s 2030 Environmental Goals that they mentioned a few times in their interior video?

I google lens just that area and kept getting “Green hotel” info & photos like the ones below. (Ya I have no life)

Maybe it’s just plants hanging all over like in “Living with the Land”. If you look at the first concept art (top) it has more plants. The newer concept art (bottom) looks more like it’d have some seating for viewing like at AKL or something like the “ROOF” photo below that it pulled up.

Maybe Disney gets tax breaks for the more “Green Spaces” it has with ‘eco friendly gardens’

Whatever it is, it’s very original though, coz I pulled every angle to zoom into that space for google lens to find me something similar and mostly only found AI generated sustainablity houses & hotels like the photos below.

Just a guess, who knows..

First off, I love your breakdown - it was super helpful, thank you! I came up with a count one off from yours and I think it's 88C, second floor, facing the monorail - there's a 2BR lockoff that I think got overlooked in your count or your counted it differently on the side and didn't type it out. I come up with the below... subject to correction from others!

I have gone over each declared floor multiple times, and I keep getting a total of 41 rooms declared.
 
Is there a second dedicated studio (one that is not HA) facing the lagoon on the first floor? I see the one adjacent to the duo studio.

Thanks for finding my error... maybe it's time for my next eye exam, lol.

Take away one deluxe studio and one ADA 1-bedroom from my count and add one ADA 2-bedroom lockoff.

That makes it 40 rooms, total.

Can someone explain to me (in layman's terms) why this new tower has studios at all, when the entire, current property is built entirely of studios (and the few bungalows)? Shouldn't this new tower be entirely 1BR, 2BR, and Grand Villa units? I have no intention on buying into PVB, but I'm genuniely curious as to why studios are even part of the equation here.

I just figured if they want any 1-beds , they're always going to make them part of a lock-off....and to that end, does it matter that much if the demand is there for the studios, they'll get booked that way...and if not, they'll get booked as a 2-bed lockoff (i.e. they just provide flexibility). Fair point perhaps re: Duo Studios, but it is a completely distinct room type that seems to have an audience (other than as an "extra" room when we have a large group, I don't personally see value in them).

Yes, there’s dedicated 1BRs in several resorts. Including the new Poly tower.

This has been driving me crazy since people first started predicting rooms. The Poly already has way too many studios. If anything, it seems like they should build all, or a very heavy majority of them, into lock-offs. We bought Poly and have moved on to wanting 1bedrooms, and now I'm wondering if I'm going to be fighting to get them. I don't want to do 2 studios instead, I want all my people in one place, but with that w/d and kitchen.
I'm surprised they haven't tried other lockoff categories besides the basic studio+1br = 2br. They could try a duo studio+1br for a budget/lower capacity 2br. Or a studio/duo studio+2br for a cheaper non grand 3br. Or any other combination
I wish they would do this.
 
I feel like we are all going to be on the DVC website the morning bookings open trying to get in for a DEC stay.
Not December stay for me… but I will definitely be on the morning bookings open to try and grab a room for next summer… chances aren’t looking good with only 40 rooms though!
 
Can we infer what the pricing will be on the tower based on only declaring 40 rooms? I believe that’s roughly 25%. Is that on par with other DVC declarations at the beginning? I feel 25% is low given how many points already exist at PVB plus everyone else within the 7 month mark

I am not sure about other projects…I think was around 28%…but declarations are based on sales projections.

The fact that PVB points already exist wouldn’t really play much of a role in how many rooms since the ones not declared can be used for cash, so more money for them to hold that way until the need them for sales.
