I'm hoping for more 2 BR dedicated and less 2BR lockoff please! I feel like lockoffs sound good in theory but in actuality they just end up booking as studios most of the time and then have a bunch of 1BRs sitting there because they are the worst "value"

On the one side of the building (side toward GF) we can make some pretty good educated room counts. Second floor blueprint is matching the first (but has rooms on the 2nd floor facing the front).

That side looks like it will have 8 (one on each of the first eight floors).

My guess is this resort will have a lot of rooms that are difficult to book. It is going to be a must own if you you want a chance at several of these rooms.
 

I think this probably means that October sales date could be true!
When you mention October sale date, are you thinking that will be the start date for existing or new members?

Second, how much of a difference in those windows do you think they will have?

Third, when is your prediction for members to book using points?

I think members on October 1st, new members two weeks later.

I think points bookings will begin mid October and 90% sure that it will be for check in dates for opening day.

But, nothing would surprise me to see it happen sooner.

I would think, to encourage people to buy or add on at the towers,

October 1: People who buy new points at the poly
October 14: Existing poly members
December 1: All members with points valid to be used at poly.

I would think, to encourage people to buy or add on at the towers, that people who buy at the poly will be able to book before existing poly members. Then everyone else a month later.

The contract does not allow for that. All owners have to have the same booking window for home resort.

Since the new rooms are part of PVB, they can’t cut current PVB owners from booking when new PVB tower owners can.

They can’t do special 'Welcome Home' stays for people who buy new poly points ahead of the time people can book online?

If they can’t, I guess Disney doesn’t have a way to encourage new buyers?

I could see Disney using their cash rooms for new purchaser welcome home trips after the initial rush of cash sales slows down. Not sure if they would do that off the start though when there will surely be high demand.

They can’t offer any declared inventory that is being sold to only new owners.

Once declared and booking opens for those rooms, it’s all PVB owners.

Now, they could certainly add an incentive that gives owners free nights in the tower…from their cash inventory.

Similar to what they did years ago when owners adding on were given a free 3 or 4 night cruise…or developer points at SSR

But, other than that, all DVC declared inventory has to be open to all PVB owners during a home resort period they put in place.

ETA: And I do not see DVd giving away free rooms at the tower to anyone right now.

As I just posted, they could give new buyers cash rooms as an incentive if they wanted.

But they can’t let new buyers use points to reserve cash tower rooms. Points can only be used for declared inventory.

And declared inventory has to be open to everyone who owns PVB points since they are all part of the same association.

It’s why some of us are no longer interested in buying there.

It is highly likely that DVC has set aside a fair amount of inventory for “welcome home stays” for new buyers wanting to book on sold out dates. This is not a new strategy for them, and I assume they will continue using this tactic to ensure new buyers are satisfied with their shiny new (expensive) purchase.
