It is highly likely that DVC has set aside a fair amount of inventory for “welcome home stays” for new buyers wanting to book on sold out dates. This is not a new strategy for them, and I assume they will continue using this tactic to ensure new buyers are satisfied with their shiny new (expensive) purchase.

Except, the DVC rooms have to be opened to all owners.

And, when welcome home stays are given to new buyers…and these would be only brand new ones, not someone adding on… so there won’t be DVC rooms that only new buyers at the tower get access to that other PVB owners don’t.

When BPK was on sale, new buyers were told they were not eligible for welcome home booking at VGF because they had no rooms to give them because it was an addition to the current association.

That was the initial ask…can they be given a time to book over other owners and that answer is no.

I agree they can’t be given any advanced window to book vs current PVB owners. Hence the welcome home stays for those new owners wanting to book sold out dates.

And yes I agree, it’s only brand new DVC members who will get this benefit, not those who are adding on.
 
As I just posted, they could give new buyers cash rooms as an incentive if they wanted.
They could essentially do this like they do Magical Beginnings. Let new owners “use” their points to book rooms they’ve set aside on the cash side for this purpose, but Disney get’s those points, and then Disney can turn around and rent those points as OTU points or to create cash bookings.
 
On the one side of the building (side toward GF) we can make some pretty good educated room counts. Second floor blueprint is matching the first (but has rooms on the 2nd floor facing the front).

That side looks like it will have 8 (one on each of the first eight floors).

My guess is this resort will have a lot of rooms that are difficult to book. It is going to be a must own if you you want a chance at several of these rooms.
Found a room breakdown @aka Charles wrote up.
Tower rooms based on what we know of the floor plans (assuming first 8 floors are the same):
  • 6 2BR dedicated
  • 30 duo studios
  • 88 1BRs
  • 138 studios
  • He excludes the 9th and 10th floor but it seems there are 8 rooms likely 4 GVs, but maybe 8

Bringing this old info forward. It looks like there is at least one strip of Duo Studios that was overlooked because they are short from the hallway end and not setback from the outside view like the others.

So 36 Duo... possibly more depending on what the main tower floors 3-7 look like.

RIV has 24. VDH has 38 (with mixed categories) and looks like 80% of known Poly Tower Duo Studios are not the premium views.

I am incredibly pleased with this info and am slightly more interested again. This should make "standard" Duo Studios more bookable than RIV, which wasn't looking like it was going the be the case due to the size of Poly 1's dilution.

First off, I love your breakdown - it was super helpful, thank you! I came up with a count one off from yours and I think it's 88C, second floor, facing the monorail - there's a 2BR lockoff that I think got overlooked in your count or your counted it differently on the side and didn't type it out. I come up with the below... subject to correction from others!

Well, this is just the initial declaration but seeing it, those rooms are going to be tough to get even for current PVB owners until more declarations occur.
Do we know how quickly declarations ramp up? What I mean is, will this be all they would usually declare until the initial declaration points are all sold?
 
They can’t do special 'Welcome Home' stays for people who buy new poly points ahead of the time people can book online?

If they can’t, I guess Disney doesn’t have a way to encourage new buyers?
Welcome Home stays don't guarantee you get to stay at your home resort anyway. We are brand new owners at Riviera but had to use our Welcome Home booking at AKV because there just was no availability for the dates we were locked into traveling - but they did get us a room for dates where availability didn't exist anywhere in the WDW DVC portfolio if we had tried to book on our own.

After the master declaration, they are sales dependent. If they sold all the points for these rooms in x months, next declaration would happen around that time.

For example, CFW has terrible sales, so declarations are slow.

It all goes by sales…they declare new units when a certain % of points attached to the units are sold.

Until we get specific numbers of points attached to this, we don’t know how soon another one will happen.

If sales are very strong to start, then we will see more declarations fairly quickly.

I’ve said this before, but I’ll say it again since we’re now up to page 143 of this thread….outside of the duo studios, I don’t think we can assume every floor will have the same room layout/breakdown as the floors that were just part of the first declaration. Determining 2 bedrooms and lockoffs really all depends on the internal connecting doorway and entry doorway. I don’t think we can make any determinations based on the balcony dividers/configuration since these documents show dedicated 2 bedrooms with split balconies just as you’d find on 2 bedroom lock offs. Then on some floors you’ve got a dedicated 1 bedroom next to a dedicated studio (same balcony setup as the 2 bedrooms and lock offs), and then on other floors you’ve got no balcony dividers at all.

While it’s an extreme long shot, it is possible there could be far more dedicated 2 bedrooms to be declared in the future. We shall see!
