Is there a thread for people selling their house?

Now my sister has 3 offers on her house and meets with her realtor today. Her realtor is actually my uncle (which is who I used too) and it is so reassuring to have someone competent that you trust completely dealing with your house. Plus he's leaving for a fishing trip in August for a week and my mom told him he had to sell the house by then. :rotfl:

WOW, Three offers. Hard to believe right now that there are multiple offers. That is really great for your sister. I sure wish our home could have ONE offer...that was good and actually resulted in the sale of our home. We are building a new home and the construction is beginning now.

There is not much more I can do to our house to make it have more appeal, we are getting great feedback when we have showings...it just seems the potential buyers always find something else right after they look at our home.

I am getting frustrated. We really can't get stuck with two houses at Christmas time can we?

Ugh, that would be awful! I think my sister lucked out because her house is a little underpriced, the magic 3 bedrooms, 2 bathrooms with a gigantic garage and really it's the fact that the basement is unfinished that is making the sale which is weird. One guy is a musician and wants to insulate the room for sound and another couple wants to build an entertainment room with a bar at one end. Two rooms are finished downstairs but the bathroom and family room are just roughed in. The location is actually not good at all which is why my sister has it at the price she does.
 
Wow is an understatement! And around here an unfinished basement it seems is the kiss of death! I was going to hurry and get Power of Attorney before I go to Colorado for two weeks in case the house gets its first offer while I'm gone but I think that would be a TOTAL waste of time........

Our realtor sent out 3000 postcards with our house and 5 others on it hoping to raise some interest. We thinking that if it isn't sold by September or so we'll take it off the market until next spring and try again.

It would be such a relief to live normally again!

Well, after 14 months on the market, we FINALLY got an offer yesterday....not an acceptable offer, but it was something! They offered 10K less than our asking, plus they wanted 5K for closing and 1K for any repairs. :lmao: After I got done laughing, we put together a counter offer....now we're just waiting to hear back from them. The price we are at now, and with what we countered, we will still have to bring 2500 to the table to close. This is ridiculous!
We have dropped the price several times, and the showings have really picked up the past month or two....and now we have a laughable offer.
I'm really tired of this.
I think if they don't accept the counter offer that we'll probably take it off for a while.

I talked to my mom (in another state) and she doesn't understand the market right now. There are over 700 forclosures in our zip code, and about 30 new constructions that have been sitting empty for about a year now. People are giving the stuff away.

I'll let ya'll know what happens.
 
We dropped out price $22,000 yesterday in hopes of getting SOMEONE in the door. Our house has been on the market for 2 weeks and not one person has come through.

Our house is on the market in a town that is seriously depressed at the moment. Our house is underpriced by 150K & yesterday we got an offer for 45 grand less than that, although we had 3 very good showings this week. We've been on the market since February.... Certainly it's been an off and on again thing with 2 prior offers. Prior to this week we'd had no showings for at least a month.... At first you stress over it, then you just don't care anymore... I must say the not caring so much feels so much better! Oh & we didn't take the offer... Our offer rate is much higher than most in town, we just have to hit the right buyer that's not afraid to spend money.
 
We got an offer today on our house. The buyer 1st saw our house in May, & we were her 2nd choice. Since then we have gone down $5,000 on the price. Her 1st offer was $5,900 less than we were asking, plus pay 2,500 of her closing costs, leave our stove & refrigerator, & remove our satellite dish from the roof. We would have to be out of the house by August 27. So we have gone back & forth a few times & will continue tomorrow. Our last offer was, pay the asking price & we will pay 2,500 towards closing & leave the stove & refrigerator, & remove the dish. Wish us luck
 
Oh I feel your pain, as I sit here in an apartment. We have 2 storage sheds and stuff all over the place.:headache:
And we sold our house.

Yuck on this market. I can't find a house to buy.:guilty:

Thanks! I am in St Louis area and I am looking in a certain school district.
We really wanted a ranch but now we are looking at 2 stories. 5 times a day there are home foreclosure stories on the news. It is nuts.
 
Just hang in there everyone. I know I'm even getting tired of hearing myself say this. We have been on the market for the second time for 3 weeks now. Our realtor told us when we listed that if we didnt get some traffic in 2 weeks we would be meeting again to lower the price. I don't know that my DH will go lower just yet, but who knows. I'm here for the ride. I'm to the point now that it may or may not be God's plan for us and either way we will find out.

OMG I totally remember your stories from the freaks that kept wanting showings. Did they leave you alone now???

We have seen a bit more traffic driving by the house and taking flyers and our hits on the web have been more active in the last couple of days than the whole week. So I am hoping that we get a showing soon!

Find "corporate housing" in an apartment or right now we are in a 6 month lease with month to month after that.
It is not so bad, not great but doable.

I was "homeless" for 3 weeks while we secured housing here in MO. We were waiting on the apartment.

We found out our umbrella policy is only in effect if we had housing. DH found that out and put our renters insurance into place quick. All is cool with that now.

We are still unpacking and sorting and will be doing it for awhile.
We are down to 2 storage sheds and have stuff at my MIL's, sister, friend, and my brother's.;)

I have a gorgeous, big house with lots of extras and lots of money put into it over the last few years in new carpets, countertops, flooring and tub surrounds.
We are on 4 acres.
We have dropped our price $50,000......we are building a house in AZ and maybe someday can move into it :( We will probably end up with 2 mortages and we will be here until this one sells. I won't leave it empty as there is no one to look after it. In AZ my DS and DD both are around.

We have had 2 broker opens, 1 open house (not the best location for those, I agree) and one open for the company that is selling it.
We've had ONE showing....and that was the first day it was on the market.
Our AZ house will be ready in Nov....I hope we are.

Hi Nancy! Wish you were here. Believe me, I am so glad ours is gone. We will get the paperwork started on this one with in the next few weeks. I'm just hoping our seller will take a VA loan, because that is what Pete wants to use. He never has had the chance.

I think that we priced our very fairly. We have a 4 bedroom 4 bath home that is 3300 Sq Feet. We listed it for 96,000 more than we paid for it but we also put in a privacy fence, gorgoeous landscape lighting, a rainbow play system, a garage heater, a deck, central vac and finished the basement professionally. It also is coming with my brand new LG midnight blue washer and dryer. I think that $96,000 more is a fair price for all of that. What do you think?

Sorry to say this, but you put too much into your house in a short period of time and unfortunately the market crashed on you. I sincerely doubt that you will be getting that $96K value you feel the upgrades are worth back in a sale.

Additionally, some of the upgrades you put in will not have the same value to prospective buyers as they do to you. For example, a privacy fence...expensive, yes; beautiful, some are.....but not everyone wants one. The Rainbow Play System, only buyers with young children will find this an upgrade with value. However, since your home is in a not so great school system, those buyers that would be attracted to this upgrade will be more likely to buy a similarly priced home in an area that has a better school district, even if the house doesn't have the play system.

Personally, I'd be hesitant to buy a 3300 sq.ft. home in Minnesota anyway, given the cost of heating the place in the winters. Many people are looking away from larger homes for just this reason.

I really do hope that you sell your home in a relatively short period of time. But I think it's important to understand why it might not happen at your asking price, especially in today's tight market.
