Is there a thread for people selling their house?

Sorry to say this, but you put too much into your house in a short period of time and unfortunately the market crashed on you. I sincerely doubt that you will be getting that $96K value you feel the upgrades are worth back in a sale.

Additionally, some of the upgrades you put in will not have the same value to prospective buyers as they do to you. For example, a privacy fence...expensive, yes; beautiful, some are.....but not everyone wants one. The Rainbow Play System, only buyers with young children will find this an upgrade with value. However, since your home is in a not so great school system, those buyers that would be attracted to this upgrade will be more likely to buy a similarly priced home in an area that has a better school district, even if the house doesn't have the play system.

Personally, I'd be hesitant to buy a 3300 sq.ft. home in Minnesota anyway, given the cost of heating the place in the winters. Many people are looking away from larger homes for just this reason.

I really do hope that you sell your home in a relatively short period of time. But I think it's important to understand why it might not happen at your asking price, especially in today's tight market.


Understood and we dropped the price $22,000 this week. We are now below what all around us with the same kind of house are asking so I am hoping that does us some good. The good this is that we are not in a huge hurry to move. Our son does not start school until next fall so we have all that time to sell.

I do know that most of what we put in the house was for us, but I was just listing what we have done to it. Someone might not want what we have, but then again, someone might.

I do have to disagree that people think that 3300 sq feet is to big around here. The amount of people that are building million+ homes that are over 6000 sq feet is going through the roof around here. Those are the neighborhoods that are selling the fastest from what I have seen where we are looking.

I actually miscalculated when I posted a few days ago....they offered us $15000 less than our asking price....after we had already dropped it 20000!
Anyway, we countered, they said no thanks and here we are again. I"m not worried about it though. We took it off the market on Friday, and are relisting it later this week. It's definately a buyers market...I just wish people were buying!
 
.....we are building a house in AZ and maybe someday can move into it :( We will probably end up with 2 mortages and we will be here until this one sells. I won't leave it empty as there is no one to look after it. In AZ my DS and DD both are around.

We have had 2 broker opens, 1 open house (not the best location for those, I agree) and one open for the company that is selling it.
We've had ONE showing....and that was the first day it was on the market.
Our AZ house will be ready in Nov....I hope we are.

We would like to start building our house in Arizona, but we don't dare do anything until our house in Maine sells. And, we're kind of on a tight timeline here. We want to be in Arizona by the end of August (oldest daughter and husband are expecting their first baby, our first grandchild:lovestruc , toward the end of August) and our youngest daughter checks into her dorm at U of A on August 21st.

Like I said in my previous post, we are in full packing and moving mode! Yesterday we had a moving sale and made close to $1,500.!:thumbsup2 My husband and several of his work buddies spent most of yesterday and this morning packing up the moving truck. They need to load a car onto the carrier and my husband should be on his way by late afternoon. My daughter and I will head out in a few weeks. We'll be driving my car and bringing kitty with us.:)

We've lowered the price of our house by $20,000. Our realtor sent an e-mail this morning saying that she's had three calls from interested people this weekend, and that she'll probably be showing the house this week. I'm not getting my hopes up just yet. I am panicky, though, because the house is now a disaster (stuff that didn't make it onto the truck that I need to go through) and I need to do some patching of nail holes, cleaning and vacumning, and getting a load or two of stuff to the dump. At least most of the mess is confined to the garage.

I know what you mean, though, about leaving your house behind while it's still on the market. We'll make it back every few months to check on things, and we have friends in the area that will keep an eye on it. I just want it to sell so we can move forward with our other house plans!
 
Well, we had one more showing scheduled for today, but it looks like they cancelled. We've been on the market almost 3 full weeks, and only one showing. We're going to try for an open house this weekend.

mickeyfan1- what are the advantages to a VA loan for you? I haven't looked into financing for the house we're now living in yet, but I figured we'd go conventional as long as we had some money to put down. We used a VA loan for the first house, and there is a funding fee and slightly higher interest rate, but the advantage was that we came to the table with very little money.
 

Well we were scheduled for a showing today (and I assume they came though they left no trace of being here) after 4 weeks of being on the market with this new realtor. I sure hope she gives me some feedback.

Yay! It's something, right? Do you have an electronic key box on your door? If you do, your realtor can tell exactly what time it was accessed. Our showing that was supposedly cancelled last week, yet they still came, and gave no feedback. :confused3

Our Open House went ok. 8 people came through, and the realtor thinks that 2 of them may be prospective buyers. We can only hope, right??!?!
 
Just an update on my sister's house that I was helping her get ready to sell. She had two solid offers the second week, first offer waived an inspection and the second offer made theirs a backup offer if the first offer fell through for any reason. First offer had everything approved and closing is Aug 15th. Party is Aug16th!

Wow, that's really great!!! It's good to see some great news on this thread!
 
Well for us, last week we a showing. which turned out to be an agent alone acting as the "eyes" for some out of state buyers who saw the house on line (the virtual tours work!). The people made an offer the next day (not a great one...9,000 less than asking and pay 8,000 of their closing costs) we countered, they countered and we accepted but they turned around and backed out:sad2:

So we are back to the drawing board. I hope our pace of 1-2 showings a week continues, we have had none since the offer. We have to get this house SOLD!
 
Joining in! Our house went on the market a couple weeks ago. Last I talked to the realtor, there had been 4 showings, one "maybe". She asked us to do a couple things, which we've done.

We've already moved, so we're feeling poor right now. OTOH, it's a corporate relocation, so as soon as we have an offer we like, we sign a couple papers and get our equity within 48 hours. Hoping it's soon...

Well I spoke to my realtor today and the people cancelled 2 hours before. We were never notified either but it was ok as we were out of town. Oh well it was exciting while it lasted. Honestly though I'm like the other poster on here who said you get to the point where you just don't care anymore and it's more fun to not care. We've been trying to sell our townhouse for SUCH a long time. We took it off the market during winter and went back on last March. Had tons of showings at first but now they are sporadic. Didn't have any for a couple of weeks, had 1 last Sunday and will have 1 this afternoon :thumbsup2

We bought our townhouse over 7 years ago back in 2001 and are listed at almost the same price we bought it for. Sigh. It is listed at 20K under appraised value/zillow estimate but that doesn't mean anything if nobody's willing to buy it :lmao: There are about a dozen other townhouses in our complex that are also on the market, 1 just lowered last week to match our price, and the rest are about 15K + more than ours.

We even added that we're willing to let someone assume our loan (VA loans are still assumable) but the buyer would still need to qualify to assume the loan and release us from liability. This hasn't helped at all...
 
Our realtor called last night, and said someone was interested if we coudl hold paper for them. Um, it's a corporate relocation, technically, they're not buying from us! Back to the drawing board...
 
Our house has been on the market since September 2007. This housing crash stinks!! :sad2:
 
Update here on our house in Maryland. No showings in more than 2 weeks and that's even after a postcard featuring our home!

We've decided to list the house until the fall and then take it off the market until next spring. Since I got back from my trip this past weekend I now need to look for a job to help cover the house expenses.

We can't believe what the media is saying about the housing slump being over around here!!! :sad2:
 
we are on the market as well, I posted about it in another thread. I hope we get an offer soon. I hope you all get offers soon as well! We have to move out of state otherwise we would not be selling. :scared:
 
Well, we've accepted an offer on our house--as soon as we get through inspection next week, the relocation company will buy us out, and then we're off the hook.

I should feel happier than I do--I love that house. I miss that house!

No news here yet. We did have a couple second showings, so that's a little promising, but still no offers.

I agree with you. Im on the Eastern Shore and it still feels like a slump here as well. We had one bite where they made an appt to see but didnt show and nothing since then. I guess we will just ride this out but boy I sure do wish we could downsize and free up some of our money for savings and emergencies.
