Sorry to say this, but you put too much into your house in a short period of time and unfortunately the market crashed on you. I sincerely doubt that you will be getting that $96K value you feel the upgrades are worth back in a sale.
Additionally, some of the upgrades you put in will not have the same value to prospective buyers as they do to you. For example, a privacy fence...expensive, yes; beautiful, some are.....but not everyone wants one. The Rainbow Play System, only buyers with young children will find this an upgrade with value. However, since your home is in a not so great school system, those buyers that would be attracted to this upgrade will be more likely to buy a similarly priced home in an area that has a better school district, even if the house doesn't have the play system.
Personally, I'd be hesitant to buy a 3300 sq.ft. home in Minnesota anyway, given the cost of heating the place in the winters. Many people are looking away from larger homes for just this reason.
I really do hope that you sell your home in a relatively short period of time. But I think it's important to understand why it might not happen at your asking price, especially in today's tight market.
Understood and we dropped the price $22,000 this week. We are now below what all around us with the same kind of house are asking so I am hoping that does us some good. The good this is that we are not in a huge hurry to move. Our son does not start school until next fall so we have all that time to sell.
I do know that most of what we put in the house was for us, but I was just listing what we have done to it. Someone might not want what we have, but then again, someone might.
I do have to disagree that people think that 3300 sq feet is to big around here. The amount of people that are building million+ homes that are over 6000 sq feet is going through the roof around here. Those are the neighborhoods that are selling the fastest from what I have seen where we are looking.
