Thinking of buying Disney-
Hilton Head or vero
Do the owners of these resorts ever have trouble using points to exchange into other disney resorts at the 7 month window during prime seasons?

Yes.

Prime seasons can be fully booked by the 7th month window, especially for ultra demand resorts like BCV, BWV-SV, and VWL. Or BW views or GVs at OKW, SSR and BWV.

Usually, but not always you can get accomidations at OKW and SSR, but again, it depends on the specific resort, room type and specific prime date wanted.

Good Luck!

If you are thinking of buying Vero or HH because you want to visit there, great. But if you are just doing it because the points are "cheap," be careful.

Be sure to factor in maintenance fees over the life of the contract. Currently, fees are significantly higher at Vero than at the other resorts.

At peak time, it will be hard to book into a WDW resort at the 7 month mark. Right now, as long as you are willing to take any WDW resort, there are very few time when you won't be able to get anything. But that could change. And if you are picky about where you want to stay, you probably want to buy there.

Finally, there is the tiny risk that a resort will be spun off from the DVC system.

Note also that DVC has funny "peak" times - New Years Eve is often completely booked by the time the window opens - moving around happens via wait lists. But "peak" is October - Christmas. You'll have more choices getting a DVC room onsite in July than you will for MNSSHP.

Thanks - this info helps a lot---
Ill explain a little further---
I
live in California-the North Bay- and currecntly own at Hyatt and HGVC-
My family enjoys Southern California- we travel there EOY-a week in Newport Beach and another in San Diego- Kids love it- We spend the other in HGVC at Waikoloa(this new resort is truly lovely) Although ive always wanted to purchase at a Disney-Since I spend so much in airfare to Hawaii-- it is very expensive if I was to add a an Orlando trip---
I heard dVC will be opening a resort at Disneyland next year- Is this true???If so this would be perfect for us instead of exchanging into Marriott NCV.

This is probably a point-guru question ---I was just wondering if it will be worth it to purchase in the location itself? ----or--- since ill only be going everyother year I should be conservative and purchase more inexpensive points.

Welcome to the DVC boards!

The Disneyland location is still "rumor" as nothing has been officially announced, and sales have not started.

While some building permits have been filed, nothing has been announced by Disney that it will be DVC units. If your primary reason for purchasing now is to use at Disneyland, I would at least wait until the location is announced by DVC. Even so, at least one DVC location in California was announced years ago but never built, along with Eagle Pines at WDW and a location in Colorado, all of which never materialized. The Eagle Pines location is now scheduled to become a Four Seasons resort at WDW. The California land was sold and is now the Marriott timeshare in Newport Beach.
