As to buying for less than 100k around here? Not anymore.

No.

Tear-downs on my street are going for around $375,000 to as much as $425,000... and these aren't huge lots. It's absolutely nuts. Fixer-uppers can run upwards of $500,000. Occasionally you can find a deal, but those don't stay on the market long. Location, location, location!!!!

This house is two doors down from mine. My house is identicle this one. I know the owner asked for a little more than her payoff amount just to get it sold. Nothing in our neighborhood is selling.

Crazy prices here, and we are in a HUGE boom.. Appraisals are not making sense to me. I am happy we bought when the market was not this way, and we are chipping away at our mortgages..

3,410 Sq. Ft. for just a hair over 100k? almost a acre of land with it as well

No--not a chance. You could get a mobile home, but not an actual freestanding house.

About the cheapest you can get out here is around $130-$140. For that you can either get a tiny, run-down house in a questionable neighborhood, or a tiny new construction house with absolutely NO upgrades that is about 60 miles outside of Chicago (could maybe be considered an exurb, but I don't think you can call it a suburb anymore).

Of course, go a half an hour "downstate" and it's a completely different world. Illinois is a funny state.
