My DH and DD14 and I have made four visits to the Beach Club since 2001, and the last two stays were at BCV. We don't want to stay anywhere else (love SAB  ). We also will have to go between late May and mid-August, probably every other year. The total points required for a one-week stay is 270 (we need a 1-bedroom villa). So I am thinking of buying a May UY contract of 140 (or so) points through resale. Does the May UY sound like the right UY for us? If I buy a contract now with 08 points that we could bank, will we be able to make our ressies in, say, Sept. 08 for the following July 09, even though the remaining points that we would need won't be available until May 1, 2009? What I'm really asking is can you make your ressies 11 months in advance, even though the points are not yet in your account, but they will be by the time of your trip? Overall, does this sound like a good purchase for our situation? Thanks.

You would probably be better off with an April Use Year if you are travelling in the summer. There are no May Use Years avaiable - for that matter, there aren't any January, May, July or November Use Years.

Use Year has nothing to do with when you may make a reservation. You may always make a reservation at your home resort 11 months in advance of your stay, as long as the points will be in your account at the time of your actual vacation. You could make a reservation this June for a trip next May, as long as the points were in your account by next May.

You can also buy a sold out resort through Disney, as long as you are very firm with your Guide from the get go that BCV is the ONLY resort you will consider buying from Disney. Sometimes points are available in your preferred Use Year right away, but sometimes you will have to wait several months. Of course, you are also likely to find that with a resale - having to wait for the "right" contract to come along.

BUt I would consider buying 160 points, which is the minimum to trade thru Interval Internations (II).

ALso, if you buy via Disney, then I believe this is the minimum to purchase.

If you buy resale, you have more flexibility on the # of points.

I wasn't aware that you could still buy "sold out" resorts like BCV through Disney. Are there advantages to doing that? Doesn't it cost more per point? I read the add-on points at BCV were $101, which is more than resale.

If you were to buy direct from Disney, you would pay the $101 (I think) and some closing costs. However, if you were to buy a June UY, and if they had the contract for you, you would get '07 UY points in the contract that you would be able to bank. In the best case, if they had the points right now, you could actually buy the April UY with the '07 points. Once April comes, you would get '08 points on, not the '07 ones. So buying into DVC, from DVC just before your UY starts is a great buy. Plus, you wouldn't be paying any Maintenance fees for those '07 UY. It would be like buying a resale with all of the points banked, and those aren't easy to come by.

DisneyTeacher: Did you have a choice of use years? Would you mind telling us how many points you bought and whether you had to wait to buy them? Thanks.

We waited three months, we went on the waitlist on about 11/7/07 and got our points about 2/1/08. We waitlisted 170-200 points with a use year between December and April, we got 200 (the number we really wanted) points with a December use year. December was our last choice but it will work for us. Our guide told us we didn't have to take the December use year, we could keep waiting but we were fine with it.

When we first started talking to our guide she said it could take up to 9 months for our points to come through. We were fine with that since we already had 2 trips planned and paid for and didn't need any points until summer 09.

Isn't BCV at $104 per point now?

Could be, I was speaking from my memory. Sorry if I misled someone. However, I do think that buying new from Disney would mean paying for closing costs, but buying an add on does not.

We just bought at BCV and didn't have closing costs. Our guide said there are no closing costs at sold out resorts.

I just wanted to tell you all that I took the plunge! We made an offer through the Timeshare Store and had it accepted for 180 pts. at BCV with an April UY. So far everything is going smoothly; we are waiting on Disney in the ROFR process right now. The Timeshare folks have been on top of everything. Our first trip "home" will be summer 09 because we are going to Disneyland this summer for a work-related conference that is at the Anaheim Convention Center, but I'm find it hard to wait to go back to WDW.

All the info and help available on the DIS has been absolutely incredible. I'm still learning new things, like there are NO May UYs for any of the DVC resorts. So thanks to everyone for all the info.

Great choices. Resort, use year, and number of points. You'll be very happy. Except that you'll soon be thinking about add ons.....
