CCV Direct or More Resale (CCV or SSR)

We have a bunch of points but we do not have CCV points. We stay in 2BRs typically and they are gone for our planned Thankgiving trip. So we want home priority at CCV or BRV. I am 99% sure we'll go with direct CCV because I want home priority there AND be able to use them at newer resorts in future. Disney keeps building restricted resorts under the trust model and when they build resorts with direct entrance to MK and EPCOT (speculation/rumors lol), I want to be able to use all my points at those heavy point chart resorts and not need to buy more there. (At least that's what I am going to use to justify a purchase today).
I am also fiscally irresponsible so was waiting for someone like you @airjay75 to pull the trigger first to make myself feel better too.

I’ve got to say it seems like a lot of the people on these board who start complaint threads about availability and commercial renters and everything else seem to be people who are trying to use them as sleep around points.

Given the gargantuan size of points from Lakeside Lodge about to be added to the pool… I’d be wary of buying points for predominantly SAP unless I lived locally in FL and was truly just booking a night here or there and never planned to book more than 7m out.

Further to that point, I keep thinking about the "buy where you want to stay" principle (I think more pixie dust is wearing off). We all know that all any of us is guaranteed whether resale or direct is the home resort priority window (which is only a guaranteed to be 1-month as I recall).

If you already have blue card benefits, the only tangible benefit of buying direct O14 resort points is the potential ability to trade into RIV/VDH/CFW/LSL and beyond. We have no idea how the resale restrictions on all of those resorts will affect future 7-month availability. I could spend $11k per 150 points today for the potential ability only to later realize that it's nearly impossible to get into those new resorts at the 7-month mark. I'm as skeptical as anyone that the resale restrictions will make things that bad at any of those resorts, but we really just don't know. Did people think BCV or BWV was going to be hard to get at 7-months when they were on sale? Don't know, but I have a feeling the way folks thought about those resorts when they first opened was a lot different than it is today.

How much is potential future flexibility worth? For a restricted resort, I think it's worth a great deal. For an O14 resort? Not as much. For PVB, I think it's worth it. For CCV, I'm increasingly thinking it is not - not when the spread between direct and resale is as large as it is, and not when I already have a good amount of direct points.

I see the need for direct points more now that I love a restricted resort. I can only imagine when I love more restricted resorts than one how im going to feel.

I know 150 points isnt enough for how much we want to stay at vdh. 300 points sounds about right but that would be way too irresponsible of me right now and thats just at one resort geez.

I am so open to a blowout sale at any resort and im thinking that could maybe be riv later in the year

I had the same decision to make with my Copper Creek points. I own 75 resale points, and wish I had direct. So I just bought 150 direct points and with Magical Beginnings, I could not pass up the opportunity to "wash" my CC resale points. I wanted all my points to be direct so I could use those points to stay at any future resorts and/or participate in any additional perks that may be offered to direct points (AP for now). I will be selling my 75 points soon. I do not have as many points as you, so I suppose the financial decision was easier?

I also own 125 SSR direct, and wish I could go back in time and purchase a different resort. With my new direct CC points, I am considering selling those,

Maybe owning half resale and half direct would be good thinking about the future. Im not sure what your breakdown is. I dont think a ccv direct sale will come up again for a while but it seems you love it and will own for a while for the future direct resorts and yes I am an enabler

It absolutely is 100% working, I would never buy more than the min direct if it wasnt for this. Hard sell for them when you can get more than double points resale

I like the way you think! Haha. If I didn't already make the plunge for my 600 direct RIV points, I might be thinking about this differently.

It's also interesting because, my effective price/point on my direct RIV points was just under $180/point (factoring in all incentives, credit card cash back, etc.). Resale RIV is maybe $115-$120 point? So, let's say a $65/point drive off the lot depreciation (not taking into account commissions).

With all incentives on this CCV "flash sale," you're looking at $209/point. Resale CCV is about $135/point. So, the drive off the lot deprecation is almost $75/point.

Ok, now that I see those numbers on paper, I may have just put the final nail in the coffin to this idea. Buying direct CCV points would arguably have a larger depreciation hit than my direct RIV points (as of today which, of course, could change).

My thought was to buy more resale to free up direct points for only restricted resorts. Because right now I have aulani booked on my direct points and anything booked on direct points that isnt restricted to me is a waste of my very small direct points.

If I had as many direct points as you I would be satisfied with my direct pool for now tbh. Or at least not so incentivized by the price being offered on ccv. Because there arent so many direct resorts yet i dont see the need for you to have more with the really not so great pp ccv offering.

Really I think the big sale may be riv later this year and since you love Riv I think youre going to want in on that IF it happens. It can def be more exciting than the numbers in this ccv sale!

I'm an enabler for more direct CC, but only because it's such a great resort for October-January decorations and vibes. I do think this mini "sale" is a fluke, and the inventory there seems pretty tight. You sound like you talked yourself out of SS, and while the GV there is amazing, I don't know that you need all those points there for it. If you wanted to wash your resale, that may make it less painful.

I'm just bummed about the PIT point chart. Every new resort with restrictions seems to have exorbitant charts, so the more direct points at your disposal the better for swapping in other places, even the undesirable 1Bs.

Not that you are doing this but for the time being if you were in need of cash the CCV would certainly sell faster at this time. Now as more and more of the O14 go away to trade for they might sell at a similar pace. As @AstroBlasters mentioned the buy where you want to stay to really matter with the lack of trading options.

Unless you are getting some great incentives I would be keeping those as they can be used as the ultimate SAP as they are unrestricted and even currently selling properties won’t be as cheap. Now if value length of contract or need more home advantage at CCV or somewhere else I can understand but in the short term I would certainly play with them. 125 SSR can go a long way at CFW while using your CCV exclusively there for example.

This might hinge on the definition of "sleep around." If one thinks the definition is "Can book any resort I want at 7 months," then no, that's a bad idea. If one thinks the definition is "Would be happy to book whatever happens to be available, because all the resorts are pretty nice," then it is fine.

I have a slightly different version: Don't buy where you'd be unhappy to be stuck.

If you genuinely like SSR, and you are not buying SSR to be able to book the Magical Best Resort all the time, then it is perfectly sensible to buy SSR, no matter what availability surprises the future holds.

Buying/keeping resale is the real flexible choice. If you want to stay at LSL one year, just rent your resale points and pay for LSL. Yes, you'll probably come out behind. It won't be a ton of money, you'll get to choose exactly what you want/when you want it rather than playing the 7 month roulette, and it's years in the future in any case. YOLO resale!

Tax implications, less flexibility with possible no refunds, no ability to stalk, chance of owners not meeting their dvc obligations and cancellation occurring, future crackdown of commercial renting, not being able to sell your points for your desired amount on time for your booking, issues when checking in (happened to me as a renter), dealing with flaky renters or brokers paying as low as $14 pp, not being paid the total cost upfront to be able to book a reservation without coming out of pocket, the high cost of one and two bedrooms to rent, all need to be considered when taking this route.

I used to be in the all resale mindset and just rent too until all of this just completely turned me off. Plus no direct perks not having any direct points. Resale is great, but I wouldnt want to rely on renting points every year to be able to stay at a restricted resort. Plans change, things happen, flexibility of booking and cancelling to me is worth some direct.

That said, I also think about DVD reading this thread and thinking to themselves, hmmm, if we can't get someone like this to purchase more direct points, how can we make direct even more enticing over resale? What more can we do to resale to make it look unattractive? I'm sure there will be more to come on that front. But, it hasn't happened yet - it remains a problem that may or may not materialize.

I dont see them or not even sure they can take away the 014 from resale, that will always make resale worth it to me at half off or more of direct. If they did that we would probably be grandfathered in.

They also dont want to make it so undesirable that people would be afraid in case they ever have to sale or just abandon the product all together. The only thing I can see them doing is continuing ridiculous fees to buy resale (CAF can still be negotiated as of now) or providing more appealing direct incentives (some kind of tiered loyalty program?) And even then I dont think thats worth having more points. Having more points is always the best in my book which can be acquired thru resale.

For me its just getting enough direct to be able to enjoy these new resorts comfortably mixed in with the older ones. 14 is a lot to choose from Buying resale.

Definitely agree, anything can change, and renting should always be a viable option, otherwise the whole system is in jeopardy anyway.
