A friend of mine asked about buying a 100 point resale because it would cover a studio a week a year (except the weekend) and i thought you needed 150 pt minimum to be a member. Does anyone know if you are grandfathered in as a member if you buy a 100 pt resale?

The 150 minimum is for a purchase through DVC directly. If you can find a smaller resale and if DVC allows it to go through without repurchasing it themselves, you will be a member just like every other owner. Membership is included with ownership.

Getting past the ifs is the only tricky part.

Thanks Doc, are you saying if the purchaser is a current member (and the price is high enough) Disney will more likely let the sale through than a nonmember?

DVC can purchase the contract whenever they want.

If the buyer is already a member and the offered price is above the limit DVC has in mind, they will certainly allow the purchase. If the price is above the limit and the buyer is not a member, they might repurchase. They hold all of the cards and can handle it however they wish. I think we have had reports of non-members buying small contracts thru resales without problem, so I'm sure it can happen.

The 150 point limit only affects direct purchases- resales may be sold to anyone...as long as Disney doesn't exercise it's Right-of-Refusal.

Good Luck!

I know of at least one person who bought a resale of a package as their initial purchase that was less than 150 points and DVC let it go through. I also know of several instances where a member bought another use year with less than 150 points that DVC also let go through. It is my belief that DVC is far more likely to buy it back for a non member at less than 150 points or when a member is buying a DIFFERENT use year of less than 150, but it's truly anyone's guess. You really lose nothing by trying.

Just remember that The closing costs and the like are basically as much for any size contract thus making smaller contracts more expensive. They also tend to sell for a higher per point cost so it might be cheaper in the long run to buy a larger contract.

Also, keep in mind that purchases of less than 150 points will significantly LIMIT the ability to utilize non-DVC options.
