Still get the same benefits as other DVC owners???

No flames please.....

I am "thinking " of this because it would be a way of getting into DVC without the major purchase and I could add on slowly....kind of doing it backwards :flower: . Example buy 50 pts at Vero for the every 3 yr beach add on to our WDW visit. I still haven't figured out wich resort etc I would want as a home resort and at the rate it takes us to make important decisions (ie 5ys for which camper to buy) I don't want to be completely out of the loop.

So....would I still get the AP ticket discount? DVC room disounts? Incentives for purchase/add on???

Please don't rain too hard on my parade ;) , I think I have disovered away of getting into DVC without my DH thinking I have lost my mind.......

TIA!
Sue

Nothing at all wrong with your plan. A very good way to ease into DVC. Still a full member with all priveledges. Get your dh hooked and away you go! ;)

 Yes you can! That is how we got in 2 years ago.We purchased a 90 point OKW resale. That was the only way for us to join without having to finance it. I was the BEST Decision weve ever made!Good Luck to you! :wizard: ...And yes, you get all the benefits that any other member gets.BUT BEWARE..you will want to add on more points after your first trip home :rotfl:

Sure that would work out great! Just to be sure I understand you, you want to purchase 50 pts through a resale and then add on in small increments thru Disney. That makes the most sense unless you find a better deal on the small increments that are resales. Just make sure you account for all the closing cost associated with the resale in comparsion to an add-on thru Disney before you decide. But the problem with purchasing resales is that you may not be able to get the same use year all the time and that may cause you some problems down the line. When you purchase add-ons thru Disney they will keep the contract in the same UY month. Hope everything works out for you during ROFR.

One last thought. If Vero Beach is where you really want your home resort to be and you plan to add-on there because you want to stay there the most then I agree with your choice of resorts. Now if you plan to spend more time at WDW then I might suggest you look into a small resale at OKW. Your maintenace fees will be less in the long run. Just a thought.

If it will be a year or so before you decide to buy into DVC, there might even been some smaller SSR contracts on the market by then.

I'm taking your same approach of buying small and adding on. Although, I might even consider trying to get a larger SSR contract sometime next year thru resale (unless they have some good promos then too).

I was wondering though, if you become a DVC member and want to add-on, say, SSR... would you have to pay the full-price even if you got 150 points? Or, at 150 pts would they let you get the incentives?

The big drawback to Vero is the high maintenance fees, so the few dollars you save on the front end will catch up to you after a few years.

You may want to look into an OKW or HH resale. HH is going for about $5 per point less than OKW and the dues are about $.19 higher per point (about $10 per year on a 50 point contract). OKW will give you an 11 month booking advantage to WDW.

If you're only considering initial costs, I would go with HH over VB b/c the fees are so much cheaper.

I just picked vero as an example because I could see going there every 3 yrs or so. I truely think in the long run SSR would be for us,I am secretly hoping fo r the contempory ;) . HOWEVER, we have never stayed DVC and we are a family of 5 as I have posted previously so its a 1BR for us. I would like to try it before buying to see if my DDs would live sleeping on the sofa sleeper. Yes I know a 2br is the ultimate but not in the buget for next few years....

Resale questions:

Closing costs how much is it per point or a flat fee??

A stripped contract is one with no points left correct? If it states 50 pts need to be used by Feb 06. Can those be banked? If not what are the chances of getting a room b=now??

BC50-02-0713 Beach Club Villas-$87/pt. February 50 $4,350.00
Notes: 63 points currently available which are ýReservation Pointsý and need to be used by 2/1/06 and 50 points coming on 2/1/06 priced at $87 per point.

This is what I'am asking about...TIA!

They're usually flat fees based on a 'bracket' of points. Expect something in the $350-$450 range.

Yes

If it states 50 pts need to be used by Feb 06. Can those be banked?
If it says they must be used by Feb 06 it means one of the following: 1. They're banked points from the previous year. They cannot be banked again. 2. They're points borrowed from the following year that were used to make a reservation that was later cancelled. The points cannot be banked nor returned to their original year. 3. The points are in a Holding account because of a late cancellation. Some restrictions apply to their usage. You need to find out exactly the status of the 50 points to understand the restrictions.

If not what are the chances of getting a room b=now??
You'll be able to find something between now and the end of January. Keep in mind you probably won't find something that takes 'exactly' 50 points so you'll wind up having some expire anyway, or else you can borrow from next years points if needed. Example, a reservation takes 62 points, so use the 50 and borrow 12 more. That way you're not going to lose any points.

Looks like it's a 50 point contract. With 50 points coming 2/1/06 that's your regular annual point allocation, so none of them have been previously borrowed. You need to find out the true status of the 50 points to be used by 2/1/06 that you quoted earlier. It may be that they're just regular 2005 points and therefore they could be banked. The 63 points with reservation status are points that were originally used to make a non-DVC resort reservation, which was later cancelled (probably because selling the contract). Those points cannot be used to stay at a DVC resort.(OKW, BWV, BCV, VWL, SSR, HH, VB) They can only be used to stay at a non-DVC resort. (regular WDW hotels, or Concierge collection, etc).

Also, it's confusing how a 50 point contract can have 63 reservation points. If there are some 2004 points in there somehow, then it's a better deal that way, but not so good that they're reservation points and not regular points.

You need to find out exactly how many points are currently in each Use Year and what the status of all points is. (Regular, borrowed, banked, reservation, or holding)

Incentives normally kick-in at 100 pts. But they have recently run specials for adding-on in greater quanties. Last Fall, those adding 130 or more were given two free AP vouchers. Earlier this Spring those adding 120 or more received a one-time bonus of 100 additional points.

Thanks Caskbill! But my head is begining to spin again, lol!! I wonder if I will eever feel comfortable with the whole points and use year thingie....you all seem like its second nature.

I think that you could argue that Disney financing available for 50 points or more add-ons is an incentive, perhaps not the type that you were referring to but it helps to make the purchase easier.
