If buying DVC directly through Disney...

do they charge closing fees (if they do, approx how much?), or taxes on the contracts?

Also, let's say I were to call them today wanting to buy a contract, to be able to make a ressie the first week of April 2010.. would I have the option of getting a Feb, March, or April use year, so that I could have all 2009, 2010, and 2011 points to work with for that reservation?

I have been talking to a sales guide for the last week. The closing costs for a 160 pt contract is $345. My use year is going to start in February, bu I can't make reservations for something before a August 4th check in date. (I'm buying at BLT).

I'm looking at doing a December 2010 vacation that I'll need 3 years of points for, so what you are thinking is definitely possible. Ask your sales guide, mine has been great!
 
Yes you should be able to request your Use Year month & should get 2009 UY allotment of points
( if you requested December UY it may be possible that you'll get 2008 UY allotment of points which you can then bank into 2009 UY by July 31 2009 )

Depending upon which resort you buy into & # of points purchased iirc is how Disney will determine closing costs/fees ( past week or 2 I recall reading a post mentioning $240 - $320 on 160 pt contract) - following is link to dvcnews.com that gives all the latest incentives available if you direct purchase with Disney.

And towards the bottom of info on page this link takes you too is another link to pricing info for earlier DVC resorts too, although it is typical that a better price is available for earlier DVC resorts on resale market (especially for SSR, the savings can be significant) and even though closing costs/fees for resale contract will be higher than buying direct through Disney the savings in price per point will still result in saving $.

I was told our closing cost for 160 contract would be 240.00 because we are buying with cash. He said financing contract would be more, but I think 345.00 on a 160 contract is probably right.

I was told I could get April Use year. Still waiting on my guide to call me back........:rolleyes1

PS. Is it really possible to get 08 points if I choose Dec use year??? Anyone know. That would be tempting.

Not if you are buying BLT. They are only giving 2009 points for that resort. The earliest BLT points you can get are Feb 09 UY.

But, if you are buying any of the other resorts, then yes, you would be able to get Dec 08 points, since that is the UY we are currently in (providing they have that UY available). Dec 08 UY goes from Dec. 1st, 2008 - November 30th, 2009.

Just to clarify for a boggled mind...when everyone refers to use year it is the actual year of use, not calendar year; ah! so a recommendation from someone to get the same use year for multiple packages means all dec'09 for example?

Your UY simply means the time you will get your points. For example, I have a June UY. So, June 1st, will start my June 09 UY. But that UY runs through May 31st, 2010.

So, the UY will overlap a calendar year. The benefit of having the same UY for multiple contracts is that it allows you to combine points at 11 months (if they are fromm the same home resort) and at 7 months (if they are from different home resorts) to make a reservation without having to transfer points between contracts. Members are only allowed one transfer in and out per UY.

i've got many points in many resorts, but one major contract with many extentions. Is there a way for us to "transfer" from extensions to another resort? or does it have to be a separate contract number?

If it's all on one master contract (same contract number with .1, .2 ... at the end) then you don't transfer between them. You can combine them for a single night, but they all keep their home resort priority. You can combine different resorts for a single reservation at the 7 month mark. You can combine different add-ons for the same resort at 11 months.

HI!!! Aren't you glad that it seems like we FINALLY done with the snow!!! The last few days have been so nice!!!--today, not so much!

The only time you need to transfer points is when they are under separate contracts--in this case, you would have more than one member #'s.

If everything is under one member #, then they are just add on and all can be combined at the 7 month mark for reservations. If any of the contracts have the same home resort, those points can be combined for reservations at the 11 month mark!

I just added on 50 points at AKL(we have a Dec use year) and my guide was able to get us 08 points, so we just banked them and now have an extra 100 points for 09, SO exciting.
