I read the FAQ but I stll don't get it!

Say I buy the 150 points at $84 a point for $12600. Every year I plan to do a week at MY Home in October that costs 150 points for the week. Does that mean that I don't have to pay anything when I check into the resort? And if so ,and I go for a week every year until 2042 it will end up costing me just over $300 a week at the end? If I'm way off let me know.
 
Except for yearly dues, which includes resort maintenance fees, taxes, resort employees salaries, insurance, etc.
 
How much is that? I'm sorry I'm out of the loop on this subject. Also what are the terms when you buy in typically? Do you pay it over 10 years or 5 or 15, what's the deal? Would I be asking too much to ask what a person pays per month if so, ignore that part of the message.
 
The dues vary by resort and are charged "per point". You can pay them in a lump sum in January of each year or have them automatically deducted from a bank account over the course of the year with no interest or service charge. The dues cover real estate taxes (which you may be able to deduct from your taxes), maintenance costs and capital costs (planning for future big ticket items like roofs, paving, furniture, etc.)

DVC offers a variety of financing plans. I think 10 years is the longest. Of course, you can also get financing elsewhere and pay DVC in full. It's your choice.

Current dues are:
OKW- $3.49
HH - $3.69
BCV - $3.97
VWL- $4.05
BWV- $4.10
VB - $4.37
 

Dues will vary by resort, some resorts are more expensive to maintain than others because of pool design etc. Right now, OKW is the least expensive on-site resort. It was about $3.50 per point this year, which would make dues for 150 points $525, so your cost for the week stay would be $825, inlcuding your estimated purchase price. However, depending on the size/location/season you could stretch that 150 points into a 2 week stay in a studio - flexiblilty is a great feature of DVC.
 
From what I can tell by lurking here, your maintenance is fee is from approximately $3.50- $4.25 per point, per year. It seems that each resort has a different charge. I agree that you don't get much ifo on the official Disney site. Try checking out the Timeshare Store, sponsor of this Board.
 
The yearly dues are about $4 per point depending on which resort you own. They can be paid monthly or yearly due in January.
Disney does do financing but I don't know what their rate is.

DVC is governed by Timeshare laws in each state and thus, is unable to put all information on their website.

Disney does offer financing, but some have found better rates thru their local bank. Disney's financing is very simple and they will have no closing costs with the process.

As stated, annual dues will vary depending on which resort you purchase.

I tend to go in the off season and only go if I get a code/AP rate. I don't see where the DVC will really save me any money.
 
While it may not save you money, it will give you more luxurious accomodations for the same (or less) and you won't have to play the "waiting" game for codes and discounts. Discounts were never as readily available or as deep as they have been the last few years. Will that last forever or will things go back to "normal" once the economy picks up? What happens will also play into how much "savings" you'll experience.

If you go to WDW regularly and stay in a moderate or better, you should fully explore DVC.
 
Thanks for all the info! We are looking at buying into DVC and staying in MA vs. just moving to (or buying a vacation home in) Florida :) I was wondering, do you all think dues will go way up in the years to come? Do you think it will be $10 a point 10 years from now? If they stay pretty low ($4 a point) DVC will wind up being a good buy. Do the points needed for stays go up at all or do they stay steady? Anyone been a DVC owner since the start and saw the points go form 9 needed a night to 12 for example
 
As you know, the points are laid out in a chart that covers the year and the type of accomodations. The total number of points at any resort will never go up up. A particular unit, day, time of year can go up but if it does, something else on the chart has to go down.

Dues have gone up and down. They have stayed fairly consistent over the 10 year of DVC. At OKW, 5% increases were seen in the early years. Then there was a stretch of about 7 years where they fluctuated up and down a few cents. Last year there was a significant bump driven primarily by insurance costs for the resorts and health insurance costs for the CMs. Hopefully, this will not become normal. DVC does an excellent job of trying to contain costs. By FL law, the dues (except property tax) can't go up more than 15% in a year. DVC also consistently puts away money to cover big ticket items like roofing, painting, etc. so there should not be a big "hit" when it comes time to perform these maintenance tasks.

OKW dues have gone from $2.56 in 1993 to $3.49 in 2003. BWV dues have gone from $4.02 in 2000 to $4.10 in 2003.
