I need some advice

Last year we spent $3,000 to stay at Poly & our may trip at BW will be almost $4,000 + we're already planning a trip for 12/07. So DH & I decided to look into DVC.

I called this morning & was told I could buy at SSR or BWV. SSR useyear would go back to 10/05 & BWV is 2/06. DH said he doesn't care about the extra 12 yrs at SSR. They checked availability with member services & BWV is, of course, not available for our May trip but SSR is.

Should I go ahead & purchase at BWV but stay at SSR this trip? Unless we completely fall in love with SSR, I know we would want to stay near Epcot on future trips but I'm concerned about the different use years.

Please advise as I have little knowledge of DVC.

Also if there is any referral promotion going on, I would love a Diser to get it.

SSR will actually give you 13 more years than BWV in those two contracts (you get '05 pts with SSR, but your points start in '06 with the BWV).

However, use this experience to help you decide. BWV can be difficult to get into if you do not have the "home advantage". BWV is also one of the best "bargains" in DVC because owners can get the "std view" option which will save you almost 30% of your points, per night. That means that your initial investment will go much further each year, if you opt to book standard view rooms. These rooms often book on the first day of the 11 month window, and are RARELY available to other owners.

There are two thoughts on this board:
1) Where you own does not matter, or
2) Buy where you want to stay

I am a member of the "buy where you want to stay" club. If the 12 years do not matter to you, and you really want to stay at an Epcot resort most of the time...buy the BWV. You will be much happier with your purchase.

That's a question you should ask your guide. It's the only way to be sure.

Buying at BWV and getting 2005 points or starting out with 2006 points depends on what use year you get. I bought last week and had no choice for a use year and ended up with October , so they gave me points from 2005 because thats the U/Y we're in right now, but it works out for me to take a more point costly trip next year with banking most points this year, not all I HAVE to take my first trip home this year :teeth:

I would also be in the Buy where you want to stay group

We went with "buy where you want to stay," but I encourage you to buy SSR so there will be more Dec BWV points available when I'm ready for my next add-on!

Seriously, we love the BW area. Did some serious head-scratching over SSR because the longer contract and (currently) lower maintenance fees make a very compelling case for buying SSR. Ultimately, our plan is to buy at whatever the "next" on-site DVC resort turns out to be in order to get the longer contract, or buy SSR resale in a few years when we really "need" more points.

Either way, you would be well served to check the resale market before buying direct. It can take a few weeks longer, but you can save money and Disney doesn't treat resale buyers any differently than "developer" buyers like some others do.

Yes, because of the particular UY's you have been offered. This is March...so, any UY of April or later would still be a contract in LAST year's UY (2005). It is pretty standard for DVC to sell those contracts with 2005 points intact.

But, since a Jan, Feb, or March UY contract would already be "in" the 2006 UY, those contracts will only come with 2006 points.

If you could get a BWV contract with a UY of later in the year (say, Jun-Dec), you would get 2005 points with that contract as well.

IMO by the end of 2007 you will no longer be able to call in to MS and get 5 days in a row at the 6mth mark at any resort other then SSR.

Now if SSR is where you DO WaNT TO STAY, then by all means buy there. Those 12 years are a great selling feature down the road if you ever need to sell your dvc contract.

check the re-sale contracts from the forum sponser.

I have always just bought the best deal, financially. I have never been denied a ressie at any of my 6 home resorts!

Greenban, IMO that is getting ready to change.

When 40% of the rooms are owned by people who's home resort is NOT a walk,or boat ride, to ANY of the parks, you are going to see a mad scramble for rooms, at the 7 mth date.

people will call ssr get a ressie at 11 mths, and then start calling day by day at the other resorts.
 
If you plan your trip over 7 months in advance, I would say you buy where you want to stay. Otherwise, it does not matter where your home resort is.
 
Thank you for all of the advice everyone. I'm going to talk things over with DH tonight but I've decided on BWV but haven't figured out what to do with my May trip. I called DVC again to go over things & decided I do not want to borrow 2007 points so I may have to split BWI with SSR or something.
 
I hate to even admit this, but I used to always say buy SSR. Those 12 years were the reason. I've also had no problem booking elsewhere at 7 months. That is changing as we speak. I am now a member of the "buy where you want to stay group." Owning one of the smaller DVC Resorts is a great thing. Those ressies are hard to get and the booking advantage is becoming a necessity. You could also book a ressie and then rent it out on ebay or elsewhere. SSr always has availablity so other than the 12 years yu gain nothing by owning there. As others have stated, if you love SSR and want to stay there buy there, if not BWV might be your best bet.

Seriously, ask them how many points are available at BWV in each UY. If they seem vague...ask for a different guide. Those points are valued at AT LEAST $10 per point, and they alway seem to have lots of UY with BWV points.

I guess I am completely confused on this whole UY. If I have a later use year of say July 06 isn't that when my points become available? I don't understand why they would have 2005 points when were in a different year already.

Because with DVC
Use year
Calender Year
Reservation calender ( booking window )

Are all different

Use Year is , I just bought BWV Dec U/Y that means I won't get my 2006 points UNTIL December 1st 2006 soo in order for me to start using my points now even though we are in calender year jan1st 2006 to dec 31 2006 we are in Use / Year Dec1st 2005 to Nov 30 2006 that means I have my points right now and will get more dec 1 , 2006 and in regards to making ressies you can make them at home resort 11 months before trip and you have to have the points for the trip at tthe TIME of the trip not reservation hope I didn't confuse you more
