Are you still looking for a refi? I locked in on may 4 and was closed by June 9th and paid nothing out of pocket and missed 2 mortgage payments. I didn’t need an appraisal. My rate was 2.99% for 30 years. I used CFBank, they are in Ohio. I could give the brokers name and number if you like. They were awesome.

Yeah I am definitely looking but completely lost and confused. I have only bought a house once and the "money guy" was a referral as part of my move. I have tried to reach out to him again since he was awesome and broke every little thing out for the initial loan but it seems he is on furlough and not responding. I did an online bankrate thing and got matched with a 2.25% rate / 2.507 APR with around a 7k closing. This is to go from a 30 year to a 15 year fixed. It seems good but the closing seems pretty high. I guess I need to shop around but I just want someone to break down what I will save from my current 30 year at 3.49 in the long run. This is our forever home. Any advice/tips are appreciated :).
 
I was going to PC my CIP to a CIU today, but just realized my CL is $2500. Can I SM to move around credit from other cards before I call to PC? Or should I just do it all in one phone call? I need $5k CL right?

So I don't know if this will help, but here's what I did when I thought this through:

I'm at 3.5% on a 30-year fixed with about 23 years left. I can switch to a 15-year at 2.5% for $2800 in closing costs (the loan is about $185K). Doing so would increase my monthly payment by $250. So I compared interest paid over the life of the new loan vs. my existing 30-year loan at 3.5% if I paid an extra $250 per month (used an amortization table where you could add additional payments). After I netted out the closing costs for the new loan, I'm ahead $18k over the life of the loan on the 15-year loan. I don't know if this is my forever house, but I have no plans to move so I'm assuming I'll be here for the next 15 years.

It's up to you, I did it all in one phone call and it didn't take too long. I didn't move any credit around, the rep just increased the CIP limit to $5000 and then did the PC.
 

Went out and picked up lunch at 3 small businesses in my area - drinks at one, sandwiches at another and sweets at the third, a bakery. All have the same name in common as part of the business name, but they are 3 separate businesses.

Just waiting to see what Amex does for this.
 
The first time I used the PYB feature there was a large credit balance on my CSR, I SM Chase and they deposited it into my checking account

No, you only get enough cash to erase each transaction, but you use less points. Example, for a $60 grocery purchase you only use 4,000 URs (with CSR) instead of the normal 6,000.

When did you do this? I'm concerned with all their biz changes lately this won't be as easy. The only way I can pc is of they increase because I have nothing to move.

When I pc last week she told me I had too low a limit,so I asked her to shuffle some over,no problem at all
 
@Judique did you get a delivery date for your fridge?

I've just got the July 29th date so far. I haven't been contacted yet. My order states that 'earliest delivery will be July 29th'.

So far doing okay with the old fridge. After thawing it out the second time, it's cooling well. The first time I let it thaw, it just froze up overnight.

Second time seems to be working as normal and stuff is cold. 'Stuff' is water bottles, Coke zero for daughter, butter, eggs, mustard, ketchup and a few other items that I don't worry about going bad.

So, unless it gives out completely, we are probably good until the new one arrives, but I'd rather that be sooner rather than later.

AMEX - also just got three emails for the small business offers. That's 6 credits so far and 14 more to go - my card plus daughter's AU card from when she was a kid. Spent a total of $34.27 and should get $15 back. I went first to their package store, then to the farm store which sells a lot of produce plus some prepared food. Then you leave the main store and go around the other side to go to their bakery.

Couldn't have done this as one purchase even if I wanted to.

So that makes it really easy to use the offers up. Next time I'm going to buy either a peach cobbler for $11.25 or one of their $13.95 pies and I will feel as if I'm getting such a deal! This time around I bought some doughnuts and croissants - these are really delish! All made each morning and taste like home made.
 
This year would have been the 95th year for the Chincoteague Pony Swim. July 29th was the date for the swim.

But, it's canceled.

Haven't heard if they will sell any ponies or not. I usually take a ride down there from the beach each year. Love to get some blueberry pie and a crab sandwich. Maybe later this fall I'll go when the crowds have gone.

Yeah, it was before all this, in January. I do have fairly low credit limits with Chase across all my cards.

I think the PYB time frame is for the past 60 or 90 days I forget which so I had paid off my CSR for those charges which then became eligible for PYB which resulted in the large credit balance
 
I just have to say, woo hoo!!!! Baseball is back! My summer and my reading can now get back to normal. (Finally able to get books from the library but also a lot of my reading happens while watching baseball, nascar and indycar.

And for the hockey fans, I will not be adopting my new home town team of the Seattle Kraken, I'll be staying a San Jose fan. I had planned to make them number 2 unless they named them the Kraken :rolleyes2 :rolleyes2 :crazy2:. I do like the colors and can appreciate the logo and really like the shoulder patch. So yesterday I ordered a new Sharks hoodie and tshirt since I haven't gotten anything of theirs in years and it needed a major refresh.

Nervous that it will put eyes on my account re gift cards at groceries. People familiar with current rat tactics, do you think so long as I keep my total under $1k I’ll be ok? I’ve done in the $600 range before and been ok.

ok thanks. So I need to view this as -if I use the PYB (and I will till it expires) I will be getting a credit built up on the CSR(negative balance) at some point,I can request a transfer to my bank acct? So the actual credits are for purchases that I already paid in cash,so in long run,it all balances out,correct? I'm keeping a list of all charges I used it for, so I can apply that cash to travel sometime in the distant future when I travel again.....
