I just want to reassure you that there are several very reputable resale companies that specialize in DVC. The Timeshare Store, A Timeshare Broker, to name a couple (many of them are former DVC guides) .They do not charge upfront to sell your property, only get paid commission when they do sell. I have to agree with Rich, OKW is a better buy. #1 Bigger rooms #2 Lower points #3 Lower dues. What everyone seems to leave out is that the later end date translates to higher costs as you will be paying maintenance fees for that much longer. If you are in your 20's maybe 50 years makes sense, but frankly 39 years is far enough in the future for most of us. As far as figuring if resale is a good deal. Look at the $79/ point for SSR, also take in account points won't be available until May 04. On a 200 point resale contract, closing would be $2.25/point. Dues/maintenance can be negotiated so that you only pay for the points you receive. So discount the Disney price by $3 to come up with a break even price between Direct purchase and Resale. Any contract with all its points intact (no borrowed) for $76/point would be at least even with Disneys deal. Most are selling in the $70-$72 range and may even have banked points which is an even better deal. We bought our BWV contact resale and BCV from Disney and the only difference (besides the money we saved) is you have to wait to close on resale before you can make a reservation. But you will have to wait even longer to make reservations with SSR points , so thats another point in favor of resale. Good luck!

Generally speaking, trades outside of the DVC resorts are very costly (pointwise). Even if you are trading into the another Disney exchange (cruise or hotel), Disney fairs better $moneywise$ on the exchange. You'll pay twice the points for an exchange to a regular WDW hotel room than you would to stay at a DVC resort 1-BR unit.

BTW with SSR purchase, are the free points for use at DVC or non-DVC resorts, or both?

With SSR you can buy an additional 12 years for 10 dollabrs more a point than BCV, BWV or many reasles.

Not really! I would be 94 years old when this expires. I figure if I am still going to Disney I might as well spend the last of my funds on a suite at the Yacht Club or AKL. LOL! For me the 12 years don't do anything.

As to the OP. I do a lot of last minute travel to Disney. Normally I wind up at OKW even though I have points at both OKW and Beach Club. I don't usually have the option of any of the other resorts on my last minute travels. However, I really like OKW!
 
Carol...I will be doing a lot of last minute stuff as well. That is why the home resort was not that important to me, because I figured that I would end up at a variety of the properties.

Johnnie...I did not get that far into the extra 100 points, because they were really not an option for me.

Kem...I'm considering this more of a long term purchase. I'm 32 with no kids. The time will come when I have to haul the family around for a big vacation. If I do this, I will have the accomidations taken care of. Right now the issue of not being able to book reservations until Dec. is not a big deal.

Another question just popped into my head...

The model of the SSR Studio that they showed me did not have a stove. Just a microvave and toaster. Does the same hold true for all of the properties? If so, if you want to cook anything, is standard operating procedure to bring a hot plate or something? I take my food seriously!

I just eat out. The studios do not have anything but the microwave and mini fridge at any of the DVC resorts.

Anyone - Are there DTD fireworks? The only thing I can think of is at midnight at PI. And I thought they quit that? And even so wasn't it just like a few mini fireworks sent up all at once?

Curious, on DVC's site it doesn't mention toasters for the studios in SSR. Isn't that usually in the other studios?

Jason, was the stuff they gave you on SSR like a packet? Something those interested in could call and request be mailed to them or was it something they just showed you?

The pool and longer contract date is calling to me. The pool sounds like it will be neat. As far as distance, we've stayed at AKL last two trips and it wasn't the end of the world. No pun intended.

Cook? On Vacation? I thought they just put those kitchens in the 1 bedrooms to make 'em look pretty.
 
As far as your original questions, the deal with getting back the $10 sounds like it works better for you than the 100 points to be used by December. As far as financing, we financed our first contract through the DVC, and found it to be fine. Interest rates were competitive at the time. I have known other people who have put it on a credit card where they get miles or points or whatever...nice if you have the big "chunk of change" to pay off the bill when it comes due next month, which these people did. They literally put it on the credit card rather than paying cash to get the FF miles. Others have mentioned using home equity lines of credit to get the tax break.

As far as resales, we just purchased a second contract in November 2000 through The Timeshare Store, using Pat Spell as the broker, and everything went very smotthly, not a hitch, no problem whatsoever. This was tioght before Disney got really hot and heavy into their ROFR(Right of First Refusal), so maybe buying a reslae is a little more difficult now...I don't know.

As far as where you own...each property has its pros and cons.

OKW has the largest rooms, the ability to park in front of your room, the least expensive dues. It has a nice, but not spectacular pool area, so if that is very important to you, think twice before going to OKW. It is a nice, relaxed feeling resort. Bus service to everywhere, a little boat to DD. Some folks say they think the bus service is slow here, but I have never found that to be true. Rooms are decorated very "tropical-ly"...light colors, bright and airy.

BCV has smaller rooms than OKW, although still amply sized IMHO, for a vacation condo. They have Stormalong Bay(SAB)as ther pool, which is the best pool in WDW, other than the water parks. There is also a quiet pool located at the BCVs. It is also a great location, within walking/boating distance to Epcot and MGM, and within walking distance to the Boardwalk and all it entails. Bus to MK and AK. Rooms are decorated very "beach-y"...light colors...bright and airy.

BWV has rooms the same size essentially as BCV...again, smaller than OKW but still amply sized for a vacation condo. They have a better pool than OKW, but not as good as BCV. The pool has a curvy slide reminiscent of an old-fashioned wooden roller-coaster, and you come flying out the clown's mouth. I believe there is only the one pool for the whole complex, so it can get crowded. Again, you can't beat the location as far as walking/boating to Epcot and MGM, and being on the Boardwalk.Bus to MK and AK. Rooms are decorated very "seashore-y"...slightly deeper colors..lots of blue, but very pretty.

VWL has the same sized rooms as BCV and BWV, smaller than OKW. The main pool is very nice, with a waterfall and sort of hidden little inlets of hot tubs etc. There is also a quiet pool at the VWL side. The main poool also has a geyser which erupts every 30 or 60 minutes...kind of neat to see. There is a very serene feel to this resort...it's very quiet and peaceful. You take a boat to MK, buses everywhere else. If I had to say one thing, IMHO, the bus service here always strikes me as slower than at other resorts. It could be my perception, and I could be incorrect. Rooms are decorated kind of "rustically"...deeper greens and wine colors, but very cozy feeling.

Basically, the question DH and I aksed oursleves when deciding where to purchase as our home resort was this: If we could stay no where else for the next 40 years, could we be happy here?

We chose OKW due to the less expensive dues and cheaper point values. When we looked at all the resorts, we decided that we could be very happy at OKW if we stayed there every trip for the next 40 years. The BCV/BWV location was tempting, but at the times of year we go, we generally don't have a huge problem booking wherever we want to stay, so it hasn't been an issue for us. The only other thing I will say is that both my DH and I would agree that buying int the DVC was one of the best things we ever did.
 
Looking at the points list that Jason provided, I would guess that at least in regard to the GVs they are trying to balance out the weekday and weekend points so that people are more apt to just stay the week and not leave the weekends empty. But that's just my take on it at first glance between the OKW GV and the SSR GV.

To comment on the points, yeah they are more than OKW for the most part. But let's be realistic here. DVD probably had to take their best guess at points assignment when they built OKW and OKW owners are frankly in a great place points wise and dues wise.

That being said, since DVC has probably succeeded past their wildest expectations, you can't really expect them to not want to get the most bang for their buck. So yeah, if supply and demand dictates higher points per unit then that's what we get.

Frankly it bugs the heck out of me that people rant and rave because everything is more points that OKW or, my favorite, BWV-SV. It seems so many people want to whine about how everything is more than BWV-SV. DVC isn't going to make the points less because then people will buy fewer points. They are marketing to their market - DVC owners who like their product and apparently want more of it.

I am sure I am not the only one who would love accomodations the size of OKW in all DVC properties, but it isn't happening. And it's getting rather old hearing the same old, same old OKW vs the rest of the world, even though I love OKW, too.

So just had to get that off my chest...now back to your regularly scheduled program...
 
Chuck...Remember, I am a local. I spend a lot more time in the WDW Restaurants than most folks. My thought is that for breakfast I could whip up some eggs and bacon a little cheaper than I could get in one of the restaurants. And the money I save I can use for a dinner at one of the nicer establishments. Oh by the way, I like to cook.

Lenshanem...It was a nice little 12 page book. It includes an artist rendering of the lobby exterior, the pool, people standing on the deck staring across the water at fireworks exploding over Pleasure Island, pictures of generic people golfing, spa-ing and water sliding, pictures of the models, floorplans of the units, a points chart, and a resort map.

This just in...I just spoke with my account rep and asked her about the fireworks. She said they have them at midnight every night.

Jason, while I don't "cook" while at Disney, I do love being able to do as you suggest, whip up something for breakfast. To me, it's just easier than going somewhere to wait on line, wait for food, etc., etc. It's also nice to have wine & cheese or other "snacks" at "home". I think we do get some savings this way that can go towards those nice dinners that are also part of vacation.

Actually there are 3 pools at BWI/BWV. There is the main pool and 2 quiet pools. One quiet pool on the Inn side and one on the Villa's side.
 
Just to wrap up my quest...My wife and I are now proud owners at the SSR. Thanks to everyone for all of their help.
