How will the last years play out

Just curious if anybody has thought about this... What is going to happen with maintenance and dues as we get close to the expiration dates? Are people going to be thinking, let's not replace the carpet, or paint the outside - I've only got two years left - why should *we* pay to leave Disney a nice resort.

Not worried about this or anything, just curious if people have thought about it.
 
I was thinking what will happen when the other resorts are through with there contracts, like doesnt the BC, BW, WL expire before SSR? So will we still be able to go there with the same points, or will it go up like going to another resort?

Someone correct me if I'm wrong... I believe that once the contract is through at the older DVC resorts, then you are no longer a member and has no further access to any points. Only DVC members at SSR will continue to use it for the subsequent 12 years.
 
I just questioned my guide the other day about this and the answer is... After your time runs out, you are no longer a member. They (Disney) can knock the resort down and build another park or build whatever they want. I'm sure there will always be DVC resorts around WDW but I would guess that in 37 years, I'll be 83 years old and won't be buying back into the DVC should I be alive then ;) Hopefully, my own kids will want to buy into the DVC themselves and if I'm up to it at the age of 83+ .... I can go along for the ride
 

I am a DVC member at SSR, so I did not know if when the other resorts are not in the picture, will we be able to use them. I thought if we were only able to use SSR, then it would stay pretty busy. I am sure Disney will have some plan.
 
Now I like to plan with the best of them, for example, I'm not even past ROFR, but I have already planned out use for my 150 points for the next ten years. But to think about what will be in 36 years is even past my planning abilities. I will worry about that in about 30 years or so. :rolleyes1
 
We have discussed these options from several directions over time. Once a resort is not a member, you will not be able to stay at that resort and those that were owners will no longer be members. So as it stands right now, SSR will stand alone the last 12 years or so. To me the more interesting question is how will the last few years be handled, esp for the resorts that end in 2042. There are simply not enough units for every member to get and use all their alloted points the last couple of years. The extreme example would be the 2041 Dec use year for the resorts that expire in 2042. The questions is how to balance out the usage and whether to allow those member to trade out during the last couple of years as well as whether to allow SSR and any newer DVC resort members to trade in during that time.

The 2 most likely options for the last couple of years are to prorate the number of points one gets and/or to use some type of lottery system. I'd think that DVC would also prorate the fees based on the points one gets or doesn't get. I guess they could give everyone full points and let it be a free for all but I don't see that happening. Some have postulated that DVC will allow the rest of 2042 for people to use up their points and I don't see that happening. I do think that banking will not be allowed at least the last 2 or 3 years but borrowing may be. I doubt DVC will adjust the home resort window for that time.
 
I just hope to be around long enough and in good enough shape to worry about that last year in 2042.
 
As far as I understand Disney Developent controls the budget so I bet that the resorts will be in decent shape before they take them back.
 
I'm sure with the current sucsess of the DVC there will certainly be plenty of new resorts available.As for me at 83 I don't think I will still be an owner, I would have certainly handed it over to the kids and reccomeneded that they sell it while they could still get a few bucks for it and invest in a new resort If they are so inclined.
 
I can't really see DVC prorating my points in 2041. After all I purchased 150 points every year. How would they be able to legally justify not giving me what I paid for? And yes that would suck big time for us Dec use years. You'd only have sixty-two days to use that last batch of points. Banking should end no later than Dec 31, 2040 (because how could you bank into a year you don't own?) but in that last sixty days you'd be competing with everyone else who has days left. I could see them ending banking earlier, making the last use year you can bank 2039. From a customer service standpoint if the Disney of 2042 has the same attitude as the Disney of 2006 I think they might let the remaining points play out past Jan 31, 2042 as they gradually bulldoze OKW. How far past I couldn't say. If it twere me deciding I'd pick May 31st.

When I bought into DVC I fully intended on keeping it for the duration. Recent issues and other factors have led me to believe I very well may sell after my son (only child) no longer finds the joy in WDW trips. I'd guess that age may come sooner than I think (he's 4). So now my plan is to sell my SSR contract in around 13 - 14 years give or take. Following the older resorts I feel this contract will still have good resale value. Anyone else plan on taking a similiar route? In the mean time we are looking at other options that provide a more viable trading option. Fractional ownership at a Ritz Carlton destination club property or a Marriott property based in Hawaii, Aruba or another highly desirable location are all options. Am I alone or have others changed there position and thought about "cashing out early"? :confused3

Remember, one didn't buy points, only a portion of a real estate interest. The points simply represent that interest. How would you suggest DVC handle this since there will simply not be enough units to handle all the points the last couple of years?

Daitcher, my current thinking is to sell of a portion of my points and trade in through II for most of my trips. The question I have to ask myself is which contract to keep or whether to do a small add on and then sell of both of my master contracts. It will be a hard choice simply because of my emotional attachment to DVC.
 
I'll be 83 years old in 2054 when my SSR interest expires. I hope to still be enjoying it then (all the ladies in my family seem to stay pretty healthy until well into their nineties) so I'll probably have to buy into whatever *new* DVC property is being sold at that time...here's hoping that's the case, anyway!
 
Let's assume that Disney doesn't opt to bulldoze any of the DVC resorts. Can't they just start selling new 50 year contracts to replace those that are expiring 2042? For example, the new BCV contract would start in 2042 and expire in 2092. Maybe they'd even give incentives for current DVC owners to re-up on a new contract.

I haven't fretted too much about what will happen at the "DVC end of days." I'll be 87 years old and probably the only plot of real estate I'll be interested by that time will be exceeding small indeed.
 
I'm one ahead of you, I'll be 84! Just think.. we could get priority wheel chair access! Yipppeeee :cool1:

They can but I think that's unlikely. Just look at the oldest building on DVC property which are less than 40 years old. It would simply cost to much to keep the buildings up. I think flattening the buildings and starting from scratch would be far more reasonable financially. But we shall see.
