How often are Home Owners fee's due?

Ours is quarterly ($about 140) covers most things mentioned: maintenance of common areas, pool, tot lots, fields, tennis courts, a couple larger playgrounds, a huge gazebo for picnics, community center, extensive sidewalks/trails that are maintained year round, etc - and includes trash removal - but we are not gated..it does not cover snow removal for private driveways or any security.

We originally did not consider looking into the development - partly because of the added fee - but then we looked into it and it really wasn't much more than we had been paying for just trash removal in our old home, so it was no longer a consideration. :sunny:

We own in two developments with HOAs.

In NH we are in a 14 unit planned unit development (PUD). Our fee is $400 per quarter. It pays for pool and tennis court, lawn mowing (20+ acres), snow plowing, water, and septic maintenance. Each homeowner is responsible for painting and maintaining the outside of his unit, a duplex townhouse. It's one of the lowest fees in the area.

In FL we are in a 72 unit apartment condo complex. Our fee is $795 per quarter. It was raised significantly after hurricanes Jeanne and Frances. It covers all exterior maintenance including paint, roof, pool, lawn mowing, liability insurance on common property.and 52% of the common private road leading into our and an adjoining complex. We only had an additional assessment of approximately $550 after the hurricanes (very low for the area) - the adjoining complex has had one assessment of $3600 per unit with more coming!
 
Ours are about $150 to $175 a year, and I believe other than general upkeep of the entrance signs, much of it goes to the "management" company that is responsible for collecting the dues. I keep waiting for an episode of the Soprano's where they decide to get into the HOA management business . . . ;)
 

Ours are due 2x a year. The fees cover salary for police force (we are gated and have police officers on duty 24/7, they are police officers and not security) and other staff, club house, road, pool, golf course and lake/beach and marina maintenance and trash pickup. We have the option of paying it in full or having it deducted monthly from checking account. We have over 2,000 houses in our development and the fees are about $600 a year.
