Taxes are also part of the equation.. Last year my dues increased about 10 percent when taxes were included. I think I paid about $1100 for my 270 points at OKW when I bought in 95 the dues were about $800. So the dues may show less than 5 percent on table given but the taxes are another story. Over the years this past year has been by far the largest increase in dues for me.

That's a good point. They make a guesstimate of the property taxes when they announce the dues for the next year. If the actual property taxes are higher than the guesstimate, they add the difference to the amount due the following January.
