How is DVC pitching 40-year contracts now

How is DVC marketing their 40-year contracts now that 50-year contracts are available for -- am I correct here -- $79 per point??

They recently raised BCV to $85 per point!!

Has anyone been through a sales presentation lately? What are they saying?

Any hint of a plan to offer extensions on the 40-year contracts?

Does anyone here feel like they were misled by not being notified that 50-year contracts would be available VERY SOON? Has anyone complained?

Yes, I must admit I'm a tad bummed about the incentives for SSR since we bought BCV this year and have yet to use our points. (We used MB.)

But, for a little comfort I think BCV will be harder to get ressies at than SSR down the road.

Life can be like that, nothing we can do, we signed the contract!

I don't think they have to do much marketing for the pts that are still available at the 40 year resorts. Most points are almost gone anyway. They are doing a pretty brisk business with add ons from current members who are well aware of the 40 year contract.

I don't think too many people feel they missed out on anything with buying before SSR went on sale. It was rumored for quite a while that SSR would be a 50 year contract. Some people just didn't want this for various reasons.

Don't feel bad for buying into BCV instead of waiting for SSR. BCV is very hard to book-or so it seems and it's beautiful. Don't feel bad for a second. We were well aware that SSR would offer us 12 additional years but chose BCV for our add on.

SSR will be there down the road for anyone who wants to add on. It might be nice to have a mix of contracts that end in 2042 and 2054.

My concern remains: I don't think BCV is worth almost 30% more per point than SSR, which is what it comes out to if you account for the extra 10 years.

Personally, I'm fine with the change. I got a great deal on my points through resale and love my home resort (OKW). But if I were buying now I would buy SSR unless I got a very low price on one of the others.

Actually DVC is no longer actively marketing and selling anything of signficance with only 39 years left. Unless you plan on being around to use all 50 years, it really makes little difference at present anyway. Personally I think that BCV, BWV and even VWL are still better deals than SSR. Remember there is always resale so you really need to compare the resale price to SSR, not the recent retail price without incentives.

We just bought at BCV, through Disney, a few days before SSR went on sale and we chose the BCV.

Our main reason is that we wanted to have the 11 month window to book at BCV and really didn't have any interest in staying at SSR since it will have almost all bus transportation. As they build new resorts I think the 11 month window will become more and more vital for booking at the BCV also.

We did consider SSR but our guide assured us that SSR pool will not be another SAB type pool so that sealed the deal for us.

The best thing is we stayed at YC for the first time the day after we bought and staying there erased any doubt that we made the right descion! We LOVED everything about the YC/BC, from walking to the parks, to the boardwalk right there to our favorite...that incredible pool!!

I may be mistaken but I thought that SSR points price was going to increase to 89.00 in October?

SSRS is $89/point with current incentive of $10 off /point. BCV is $84/point but with MB incentive it is discounted to $74 /point. Which I believe balances out as you can not use SSRS points until next year anyway. As for the extra 11 years, as Dean stated- do you really care to use it that long, and remember you are liable for 11 more years of maintenance fees which is the real expense anyway. Also for some of us it is LOCATION LOCATION LOCATION! (of course that means different places to different people!)

Those are all good points.

The extra 10 years would be for my kids, but as you point out that could be somewhat of a liability. Who knows what the maintenance fees will be in 40 years!

I didnt realize that SSR would be extended in time from the other resorts. Im sitting here figuring yrs. By that time I will be 89 when SSR contract will run out. Bottom line is.....Ill be too old too care!
I do hope if Im still spry, still enjoying WDW and DVC as much as I am now, and if DVC offers those of us that own at the"other" resorts some extension time, I will want to buy in for longer.

That would be the first time I've heard that the non SSR resorts are $89, I doubt it. Still, resale is the way to go for most other options.

As for marketing the shorter contract BCV, I think that most people will put their preference for theming, location, etc above the 12 year longer contract at SSR. And for those who do the number crunching, the "break even" period for BCV and other resorts is well before that 39 year time. I do believe that the extra 12 years was critical in order to provide the sales personnel with a good tool to sell SSR against a growing list of resale contracts.

As for being misled....that's the same with any purchase of just about anything. One could purchase a computer to find that a new processor is being introduced a month later. Lots of other examples. The DVC sales people are told to sell existing resorts and instructed not to talk about any new development unless it has been officially announced.
