How hard is it to rent out your points?

We are considering the possibility of joining DVC, but are concerned that we may not always have a use for all of our points. Is it difficult to find renters for points? Any input would be greatly appreciated.

Don't buy DVC with the intention of renting out your points on a regular basis. Use banking instead and get either better lodging or a longer stay the next year.

Not at all.

But you will find an entire camp of DVC owner's that equate renting points with satanism.
 
Depends on whether you are long on time and patience. If you have a "day job" that needs constant attention, the labor intensive nature can be problematic. Also, renting the points can attract those that want to play "lets Make a Deal", which can be irritating. I've done it when the situation required (friends/family bailed or health situations caused unexpected problems), but I wouldn't do it unless I had to. While the people I have rented to have all been really delightful, the ones I didn't rent to weren't so much fun. Ya' gotta kiss a lot of frogs....
 

Currently renting is relatively easy.

However, many Owners/Renters feel that many of the recent program changes are being made to discourage renting. And that more restrictive changes are comming down the pike.

So I agree with Deb&Bill, do not purchase DVC with the intent of renting (at least long term.....)

Just my opinion,I am sure many others will have different views.

I agree. I'm now trying to rent out some points and use the cash to pay for the cruise (more economical), and it's a pain. I'm not a travel agent!! I've wasted a lot of time dealing with "shoppers". I have rented about 1/2 of what I want to, but that was to a person I work with.

So yes, it can be done, and is done, but be ready to waste a lot of time and get a bit aggravated.
 
As others have said its both easy and hard. If you post points available you will get flooded with PM and emails. Some, not all, will try to play the "I only can afford or only want to pay $8.00 per point." Our last time renting I set a price and stuck to it. If someone didn't want to pay what we were asking we just went to the next person. Make sure you understand these are or will be your points. Don't give them away. You could charge double the going rate now and the renters would still save some $$. The hard part, which really isn't that hard but can be time consuming, is booking the reservation. You have to find availability, book DDP, make room requests. Its a matter of time.........

My goal is to own enough points to rent enough to pay for "my" points.

The problem is that everytime I've added points, the "my points" part keeps getting larger and I haven't been able to bring myself to rent the points.

The points get less valuable as you approach the end of your use year and when they can be used is limited.
 
As a new DVC member that has rented her points and payed cash for a cruise...
My experience has been easy. However, I made it so. My reservations were non refundable and non cancellable. I made myself known to the buyer so they would feel as comfortable as possible and we had a very clear discussion about the agreement.

Frankly, I don't see it as being difficult at all to rent points based on the pretty incredible deal that goes with the current rental rates i the R/T board- around $10 per point. This gets the average renter around 60-70% off rack rates. Now it could certainly be that I just had great luck...

Personally I agree that some members see DVC rentals as, how was it put earlier ?... satanism.. However, I ultimately think the ability to rent your points actually adds value to the timeshare. If the vast majority of your use of DVC is personal then I would not worry too much about being seen as a "commercial" renter, however, there are other great threads on this discussion.

I would never rent points. I didn't join DVC to become a landlord. I've never been very good at wheeling and dealing and I know if I started renting points I would end up loosing money in the deal. Before I'd rent points I'd give them away to family and friends.
 
so in theory: wat if someone wanted to use 200 pts a year for personal, so he bought 400 pts total and rents 200 every year. (400pts equals $2k in MF roughly ($5pt) , 200 pts @ $10pt= 2k) Would Disney frown on this an call you a commercial renter? your not making profit like we see on ebay charging $20/pt. Does anyone do this?

DVC points are intended to be used for personal use. If you are renting reservations on a regular basis, you might be considered a commercial renter.

We have been DVC owners since 1995 and have rented points on many occasions - to extend our vacation time - - to add a studio to our vacation for extended family. There should be no problem with one owner renting to another owner - if you are concerned, consider a transfer of points - a one time a year opportunity.

As a matter of fact we are looking for extra points for our March 08 vacation.
