How difficult have you found it to rent your points?

I'm in the process of buying 300 BLT points. Will be wanting to rent the 2009 banked points that come with it. Looking at the rent/trade board, it seems like some posts get a ton of responses, and others get none, without much rhyme or reason. For example, I've seen lots of interest when someone asks for $12 a point, and none when someone else asks for $9 (even if they aren't expiring soon). :confused3
 
I think on the DIS, a poster like you, with very few posts, is going to have a harder time renting your points. You might want to consider doing it through David's rental company - DVCbyrequest (link @ the top of the page, I believe).

And of course, which resort plays a factor as well, when people are looking for reservations further out than 7 months.
 
Last month, I needed to rent out about 60 borrowed points that were going to expire 9/30. Posted on the rent trade board and had them rented that day.
 
Thanks for your replies! My Dad purchased DVC when it FIRST came out and I loved going every year as a kid! He had to sell all the points a while back, and now I'm about to buy BLT. I figured it wouldn't be difficult to rent the points, but when I looked at all those unclosed threads/no responses, it made me think a little. Perhaps many of those threads should be closed, but just aren't.
 

Just an FYI, if you buy 300 points break them down into smaller contracts. Maybe 3 100 point contracts or 2 100 and 2 50. If you ever need to sell or don't need that many you can sell one of the contracts still have some points.
 
Yep, I asked for two 150 point contracts...but maybe I'll do 3 100 pointers to get it smaller.
 
I prefer to use my points but there are instances when it doens't work out and I have rented my points a few times over the years. I have never had any problems. I have also been on the other side and needed to rent points. The rent/trade board on this site made things much easier for everyone involved. :)
 
Have you considered just working off of banked points for a while. This is what we are planning to do with our points that we got for '09. This way we will always have enough points to work with (hopefully:lmao:) intill we decide to go more often.

Actually, I'd like to rent points to help offset the cost of buying/MF's. 320 points is plenty for me right now. If I rent 100 points a year, and use 220, it seems better than just buying and using 220 points.

Basically, I'm paying $90 per point (cm discount, $12 off, etc..). 90/50 years is $1.80 per point, per year. If you add maintenance fees, it comes out to about $5.56 per point, per year. If I rent them for $10-$12 a point...well, you get the idea.

Maintenance fees would have to double before i come close to breaking even renting points, and that could take 10 years. By then points may very well be going for more than $10-$12 per anyway to rent.

Please tell me I'm not missing something!
 
Well it looks to me you have it all figured out. I just thought you were planning to rent the so called extra points from '09. But if its every year a little to cover your costs and still enjoy your trips best of luck to you. I have read that most people are concerned about renters with few posts so if your fairly new to the boards you may have a difficult time renting in the begining. We rented of friends/co-worker the first time and that is what made DH finally decide DVC was for us. Good Luck and Happy Vacationing!

It does sound like you have a plan. The only thing that you need to be sure about (and you probably are) is what will you do with the points if you CAN'T rent out all those extra points in a year. Will you be okay with that?

As long as you feel comfortable knowing that you may not always be able to rent out what you have as extra and will be able to make use of them, then I think it is fine to "overbuy".

However, if you have to depend on the rental in order to make things works, I think you are better off buying only what you know you want for yourself and use the rental market in those years when even your own usage will be less.

Right, of course. That's why I'm trying to figure out how easy it is to rent points. I suppose earning a reputation for following through helps! And I could definitely forsee using all 320 points in some years, or even more to get a villa once in a while...and really I'm buying this with the intent of vacationing at WDW, not necessarily as an investment.

It seems like there are a lot of owners rent out their points right now. The greater the inventory, the lower the price.

We have rented out some of our extra points in the past. Sometimes the transaction goes smoothly and other times it can be a real pain.

We handle renting points in a very different manner than most I think. Some of our friends and coworkers are usually planning a trip at some point during a UY. We let everyone know if they want to use some of our points for their trips to let us know.Within two days we have every extra point rented.It works really well because we know the renters and there is no question as to if they will pay or cause damage at the resort.:goodvibes
 
Ive only rented once and it went smoothly..

You really can't much by the responses or lack there of. A lot of the activity / conversations / negotiations take place via PM or email.
 
Never tried to rent out points but did for the first time just rent points from someone as the points in our family had been used earlier in the year.

I think there's a variety of things that impact the ability to rent points:
- how many are you trying to rent
- what price are you charging
- how early are you making them available (at 11 mos. window?)
- which resort do you own (if ahead of 7 mox. window)
- how helpful are you being in letting people know availability when they want to go
- what reputation do you have

The person we rented from did everything right from when we reached out:
- Had a good disboards history (time on board and decent post count), likely wasn't a scammer or would be gone already
- When our first two options weren't avalable she let us know all the options that were available
- Responded within hours of my PM, called me prior to booking when we altered our plans to fit what was available

My guess is a lot of people are looking for specific resorts and/or times when trying to rent and they're not available which is why you see many posts within one thread.

We couldn't rent from the first person we spoke to because their points didn't match up with our stay. The 2nd person was fabulous and took less than 12 hours from inquiry to reservation # in hand.
 
I have found it easier than I expected. The key to it all is communication from both parties. I don't waste time with a troller looking for cheap points or those that can't make a decision.
 
I've had good luck. Normally I rent right away or at least make a contact with a serious renter and have things worked out in a few days.
