Hilton Head or Vero Resale????

looking to buy into DVC, what are the Pro's and Cons with buying into either Hilton Head or Vero? are owners at those two resorts treated differently? what should I expect to pay per point? looking to purchase 50 pts to start, so i'm trying to decide what makes the most sense for us at this time, any advice would be very much appreciated.

Someone will know the exact maintenance fees amounts, but you have to consider not just the selling price, but the annual maintenance fees which add up to a lot more than the purchase price. I know VB has very high annual fees compared to HHI and the WDW resorts.

Also, you will be able to book at your home resort 11 months in advance, but only at other resorts 7 months in advance. If you want to be at HHI or VB in the busiest times there, you will likely need the 11 month window. If you want to be at WDW in the peak seasons, I would buy a WDW resort. I am biased, but I think OKW offers the best value for the $ all around.

Yes, HH avd VB are nice to stay for beach/water views, so are other hotels/motels.
Both locations are in "Hurricane Alley" and very suceptible to extreme damage...
..that you will be paying for long term...remember HH hasn't been hit hard yet...

If you wouldn't purchase a primary residence on the beach...don't buy a timeshare there either.
What seems cheap now..won't be in the long run....check out the MF's..nothing's cheap!!
To me, the usual rule of thumb applies: If it seems too good to be true...IT usually IS !!

I am looking at buying a resale contract for HHI. Anyone have a fair guess on what point price an HHI contract will pass ROFR? I'm thinking of offering $68 a point. Does that sound like a low enough number to still get by ROFR?

i think VB is actually $5.63/pt.

for reference, at one point HH was even with OKW in fees/pt at $3.86 and has increased 12% and 15% the past 2 years...now it's $.58/pt higher than OKW...so it can be risky, too.

(sorry, i don't have any recommendations about ROFR...)
