I'd like a hotel/motel maybe some kind of condo. Not interested in renting a "vacation home" or something like that.

I'd prefer 3 bedrooms. 1 for DH & I, 1 for 2 teen boys, 1 for 1 teen girl.

I'd like it to be under $125 per night

I'd like it to be close to Disney not a long drive away.

Shuttle service would be great but not necessary.

It needs to be clean and newish.

Guess I'm pretty picky, who knew? So, got any suggestions for me?

I'd suggest you spend a lot of time looking through the posts. Your post is not really specific enough for someone to give you a good suggestion.

Maybe being more specific would be helpful?

OK, what specifics would be helpful? I'm not sure what to add as I thought I gave lots of specifics.

I've been spending a lot of time reading through the posts but it seems like everybody mentions getting these great rates on places and then I go look them up and they're like double the price. Or I look on tripadvisor and they've gotten terrible reviews. So I thought maybe I would just ask for advice.

We'd be there in either June or July
There will be 5 of us(2 adults, 3 teens)
We'd love a 3 bedroom
We don't want to rent a home
We'd like to be close to Disney
Shuttle service would be great but not necessary

Check this place out. 3 BRs rents from $699, plus tax and cleaning fee. All in, it would be about what you want to pay. Windsor Hills, which is wicked close to the parks.

I don't understand what this is? Is it a house? Or a condo? I didn't see anything explaining it or showing pictures.

Also, we'd only stay 3 or 4 nights, not a whole week so I don't know how that would work.

Thanks for the help!

Sounds like you need a suites hotel, so I'd be searching in that realm. Most have the option of a 2 b/r plus a living room with fold out couch, so 3 seperate sleeping areas. Not sure if you'll be able to keep it under $125. per night with tax in July, but a higher cost would be offset by a free breakfast for everyone. Try the Lake Buena Vista area---Res. Inn and Homewood Suites and Embassy Suites come to mind---all are very clean.

That may be a really tough one to fulfill.

I doubt you would find a Hotel/Motel with 3BR at all. Most suites top out at 2BR.

Many timeshare style resorts have 3BR and even 4BR units, but they are hard to come by. Usually they are "lockoffs" - divide into two units. Owners tend to split them up as they get a lot more money renting or trading separately than they do leaving it as a full unit (I always split my 3BR at Silver Lake).

For that many bedrooms, mnrose is probably right in recommending a home at Windsor Hills, but those are almost always full week rentals. That will probably be a budget breaker.

I can only suggest that you keep looking and snatch up a bargain ASAP. Also, remember to take reviews with a grain of salt. People are much more likely to complain than they are to compliment. With most review sites, I use the scores to benchmark against other properties in the area but skip the bitter reviews.

One thought that may work for you. Sheraton Vistana Resort - Courts Section upper units 2BR(8/6) have a loft that is really almost a third bedroom - it is private but has a sofa bed rather than full bed. If you are traveling later in the summer or beyond then those units will be freshly renovated. Avoid now to summer though - renovations are ongoing in the Courts area.

Good luck with your search.

Check ebay for Bonnet Creek. Right now, I see only one place available in June, but it's 5 nights for $575. 2BR place. These are quite spacious and you can't beat the location. Great price.

It's more hit or miss there, but you can get some incredible deals, IMO.

You could also look into Floridays and WorldQuest. They're both all condo suites 2 and 3 bdrm. I've never stayed at either of these places but have read a lot of reviews on TripAdvisor about them (they're ranked #3 and #6 I think of all the hotels/resorts in Orlando).

You are coming in a peak season and there will be taxes, etc most likely.
I doubt you will find anything for that price. A vacation home would be your best bet as they are inexpensive if you are coming for a week. Look on VRBO.com or vacationrentals.com. You nnot always trust reviews on tripadvisor sinc it is not monitored like EBAY/Amazon and people/competetitors, etc will just post as many times as they want with different names since it is not monitored. It is better to go on the AAA website to look for ratings. Good luck
Have you thought about camping?

Thank you but really I'm not interested in renting a house or camping. I'd like to get a hotel/motel/timeshare condo etc. I've actually found some that would work either 2 br with sleeper sofa or 3 bedroom. I just see so many people posting on here their deals under $100 per night for 2 and 3 br so I'd love to know how to book these things. I don't know any of the tricks for the timeshare type places and I guess I was hoping to get some info there. But the hotel/motel places with free breakfasts are even better!

Anybody know anything about the Royale parc?

Lots of deals in off season or last minute. Don't forget to ask about added fees (taxes, resort fees, departure cleaning fees, etc). Good Luck

I've seen some deals for timeshares if you're willing to sit through a presentation. We own a Marriott, and they're the only ones I'm very familiar with. I looked up, and they have a 4 night preview package at Marriott's Cypress Harbour for $549. It includes 2 tickets to Universal also. It's a 2 bedroom villa (second bedroom is small-ish with a bed and sofa sleeper, but it would accomodate your family). You can see it here:

We're staying in a condo at Windsor Hills. It's 3 bedrooms-1 king, 2 twins and a queen. We're only staying 5 nights. Many at WH rent for less than a week. I'm paying $99/nt.
WH is only 5 mins from Disney property, a very easy drive.

I've entered a search at http://www.windsorhillsrent.com/ with your dates and you should get responses from lots of owners. Personally I've rented from wdwhome.com and http://www.magicalvacationhomes.com/. Both times I rented less than a week and it was under $100, once in June and again this March, spring break.

PM me if you have any questions.
