Here now...incentives?

We are here now and are seriously considering buying into DVC. What incentives are people being offered right now? We were told $10 off a point, October usage year and they will back date to 2011 so we would get the points for this year. Anyone else getting better offers or does anyone have suggestions for things we should ask for? We are new to this.

Do not sign on the dotted line until you've done some SERIOUS research about what you're buying. Lots of stuff to understand, use year, banking, borrowing, home resort, resale vs. direct buying.
 
Missyrose is right. You could save thousands of dollars by buying resale. Take the tour at SSR, check out all the resorts that you are interested in. Then walk away and spend the next few months doing research. Disney will still be there in a few months when you have all the information you need to make an informed decision.
That said I have never regretted my decision to by DVC.
 
Getting 2011 points is not an incentive. You are purchasing 2011 points so they aren't "back dating" anything. October use year would only be selling 2011 points right now with 2012 points coming October 1, 2012. We just added on to our original contract with October use year at AKV for $65 per point. That sure does save a lot of money. If you have to finance, don't think buying direct is your only option. Do your research.
 

I do appreciate your thoughts. We have actually been researching for a while. We are not financing and have decided that purchasing from Disney is the right thing for us at least with the first set of points. We want the flexibility of being able to book at locations other than Disney. If we add on in the future we would consider purchasing through resale.
 
You can book elsewhere through RCI with resale points along with a few other options. You will not be able to use those points for Disney cruise or Disney collection (hotel stays). I saved 6000.00 buying 130 point contract resale which is a good chunk of money to go on a few cruises or a few Disney vacation stays! Just saying
 
I think you have it backwards: Buy your first Resale and than if you really believe that you want those other 2 benefits buy an add on directly from Disney.


Resale is the way to go. You get all the benefits of purchasing from Disney with the exception of Disney Hotels (which you are better off renting your points paying cash or using the cash you just saved by purchasing resale) and Disney Cruises (which again you are better off renting your points to someone and paying cash or using the cash you save from purchasing resale)

don't count on a lot of flexibility in booking at locations other than disney regardless. (and if by chance you can't book more than 6-7 months in advance, there may not be a lot of flexibility, period.)

but you can try to trade through RCI for other locations even if you buy a resale. you are only giving up the "right" to overpay for disney cruises and hotels like the poly. the trading costs are high now and there are no restrictions on how high they could go in the future.

since you call it "usage year" and not "use year", it makes me think you really haven't done that much research. you're committing thousands of dollars in a long-term real estate contract - take your time and really make sure you understand. don't assume mickey is looking out for your best interests.

but if you have more money than you know what to do with, buy direct...but don't get hung up on saving a couple of bucks on incentives when the contract value will drop thousands (30% to 60%) once the ink is dry.

remember that whether you buy direct or resale - if your circumstances change and you need to sell - you will be selling at resale prices.

That's really the kicker in all this. Whether you buy directly from Disney or on the resale market, if you decide to sell your contract, your "Disney direct" benefits do not transfer to the new owner. Therefore, your direct-bought contract won't be any different or worth any more than someone else's resale-bought contract.

Yep. Agreed with Lisa and Charles. I would not be worrying about getting the best deal direct b/c the second you sign it's worth the same price as resale if you had to sell. It's a VERY high premium to pay to try and use it for other Disney collections (which usually are also priced at a premium for point exchanges).
 
Thank you all for your responses and opinions. Even though my misuse of the term "use year" seems to indicate to some that we have not researched this, that is not accurate. This is not a spur of the moment decision. While we don't have more money than we know what to do we are comfortable with no debt. We have done the research into purchasing direct and resale. We are making a decision based on our research and what we feel comfortable with.

Don't feel like you have to justify your purchase to those here on the DISboards. Do what makes you feel comfortable.

I am certainly not trying to tell you what to do--it's your money. I would only ask this: how many points are you looking to buy? Because unless you are buying a relatively large number, most of those direct purchase alternate options are very high points cost. If you only are buying a small contract, say 150ish points, you will need to bank, borrow, etc...for even just a 4 night cruise.

I will say this, whatever path you choose (direct or resale) do not buy DVC for the alternatives. I've done cost evaluations out the wazoo and the deal simply isn't there. Buy DVC to go to WDW. This is the reason why people who have owned for years are so vociferous about buying resale, b/c they know the real value.

I'll give you one more perspective, and again, please just take this as anecdotal. We bought BCV last year. We almost bought direct, 200 points at $115. We ended up buying resale for $80 and saved exactly $7,000. We put aside that money, and it's going to basically cover the next 6+ years of dues!



Again, just understand that the people who are telling you to buy resale are doing so not because they think it's the fiscally prudent thing to do, it's b/c they know it's the fiscally prudent thing to do. I came to these boards just over a year ago defending our direct purchase, and was eventually swayed. I am so happy I was. People are just looking out for your best interests money-wise, so take it for what it's worth.

Good luck, whatever path you choose you will find yourself having lots of fun with DVC for years to come.
 
:) You do not "have" to buy an OCT UY. You want a UY just before you typically travel. We have a Dec UY--which is not good for us sicne we travel Oct-Dec. UY matters if you have to cancel a reservation, espeicially if you are in you 30 day mark to check in.
