Help!! What would experienced DVC owners recommend?

My wife and I have been mulling over DVC for the last few months. We both love Disney and have visited 5 times in the last 4 years, once off site, twice deluxe and twice moderate. We have a 19 month old daughter who we are in the process of indoctrinating to Disney. We both work and have a good income and low amount of debt. We are very frugal and usually don't buy things we won't need. We are currently debating buying 100 points, 160 points, 200 points or 240 points at BLT (100 is not possible), AKL, or SSR. I guess what I'm asking is for a family our size does a studio work well, or is a one bedroom much better? How often do members bring their extended family or friends down? If you have a lot of points do you often have leftovers you don’t use? How difficult is it to sell or trade points? Any insight you could give us would be greatly appreciated.

Really it comes down to what you can afford. DVC is a luxury item and isn't typically something one 'needs'. That said, if you prefer to stay at moderate and deluxe resorts and travel to The World at least once per year, you may find savings in DVC. I'll try to answer some of your questions based on our experiences:

Q: Studio vs 1BR.
A: Studio's are great, ample space and everything you need. 1BR's are better. We used Studio's at first; but once we started staying in 1BR's we got spoiled, especially with little ones. Having a washer/dryer in the room with little ones is a great bonus. Also, having the separate bedroom where you can lay them down to sleep is great as the rest of the family can sit in the living area and do other things without worrying about waking the little ones.

Q: How often do members bring their extended family or friends down?
A: We do it quite often; but this presents it's own issues. In the past, we've usually rented larger accomodations to make room for the extended family -- but then you end up with a bunch of last minute adds/cancelations. In the future, we will likely book our stay, and then add studios as necessary if extended family decides to join us. Point-wise it's pretty close, everyone gets their own privacy, and if someone backs out it's just a studio and not like you have a GV for 4 people.

Q: If you have a lot of points do you often have leftovers you don’t use?
A: Not typically, we do bank any extra points into the next year. If we decide to take another vacation in between, we'll just borrow against next year. We pretty much use what we have. It's recommended to buy less points and add-on after a few years. The thinking is that at the beginning, new DVC members tend to go more often than they will later on as the fad wears off. By the third year, you'll know whether or not you need more points if you find yourself still needing to borrow, etc. It's easy to add-on. Also, you're better off buying multiple smaller contracts, so if you want 200 points, you can buy 4x50 or 2x100. If you decide in 10 years you want less points, it's a lot easier to off-load those smaller contracts.

Q: How difficult is it to sell or trade points?
A: Procedurally, selling is very easy. You make a reservation in someone else's name, they give you money. It's pretty simple. Realistically, this depends on where your renters come from. If you're going to look to the boards/internet for renters, then it may take you awhile to build up a reputation. You can't really 'trade points' though. You can transfer points into someone's account (or have them transferred to yours), but this is a one-time per year function.

Tough questions.
We are a younger family with three children 3,5,8. We have 250 at SSR. We definitely use the points and are considering adding on.

1. We have gone just husband and wife for long weekends.
2. We have taken relatives.
3. When your family grows you will need larger rooms. More beds.

Your current conditions you can go in a studio. What you loose by not going with a 1 bed is:
1. size
2. a kitchen
3. washer and dryer in room

You might consider more points. We are on the breaking point. Secondly, you might consider that mom will want to stay home. What does that do to the finances? Thirdly, when selectly your home resort I am second guessing myself. A one bedroom at AKL sleeps 5. The third child put a wrinkle into the equation. Unplanned, but he is awesome!
 
Most families tend to outgrow studios very quickly. And majority here will tell you that once you stay in 1 bedroom (or more) villa there's no going back ::yes:: !!! But you can build as time goes along and you are better able to determine if it is necessary for you to have more points; start off purchasing what suits you family now and for next couple of years. Adding on additional points in future is easy enough - - directly through Disney is 25 pt minimum with cash, 50 pt min if you want their financing and presently no closing fees for add-ons. Or you can always purchase another contract on resale market if you wish to add-on more points.

We do like to invite extended family & friends along and our eldest two kids have invited friends along on our last trip and will most likely do so on our upcoming trip. We never seem to have points leftover, in fact we are usually borrowing from our next upcoming allotment. If you found you've got points left that aren't bankable you can try to use them to set up a reservation that you'd rent out or transfer them to another DVC member (if the points weren't previously banked or borrowed).

If you are set on BLT then go through DVC if not resale will get you a lot more points at AKL or SSR. Staying in a 1 br once will spoil you for stays of more than a few days so be ware.

As far as room size goes that really depends on your vacation wants. Do you want to stay as many days as you possibly can given your number of points or would you rather stay fewer days and have more space and amenities?

We only take my DD and her DBF and/or my DS and DDIL. I doubt we'll ever take anyone outside of them. We decide on room size by how many are going with us. Just DW and I and we do a studio, three of us we stay in a 1 bdr, four or more and we stay in a 2 bdr.

When we bought 180 points in 2006 we purchased right after a Disney trip so we banked the 2006 points. We are still keeping some banked each year for a buffer for the next year. This has worked well for us so far. For example, I banked 129 from this year and just booked a 130 point stay at Vero Beach next June. If we decide to take a second trip next year we have plenty of points to do so. If we decide against going for a second trip we'll have 179 points that we can bank for 2011, giving us 359 at our disposal for that year.

We rarely plan a vacation more than 3 months in advance and from what I have seen there is always some availability maybe not our first choice but that’s ok.

Also with fewer points I doubt I will have any leftovers. I have tried to rent points before but have never been successful. It seems like the only people you see on the boards renting points have just joined Dis and only have a few posts which makes me a little leery.

Check out resale contracts. You can save a lot of money there. But they seldom offer financing like Disney does, so you either have to have all the cash to make the purchase or a way to borrow the cash.

Studios are really only good for two people and some of the studios may even seem crowded with two (like BLT - very small studio). OKW has the best studios because they are the only one at WDW that offer two real queen sized beds in the studio. All the rest offer one queen sized bed and one double sleeper sofa.

It's true that BLT and AKV have one bedroom villas that actually sleep five. But the space is about the same as the other one bedroom villas, so you have less space per person. And, once again, you have people sleeping in the living room on sleeper sofas/sleeper chairs. Kidani Village and BLT do have the extra bathroom, but that uses more of the space.

If you can only make up your mind about vacationing three months out, you may be sorry. You probably will have a difficult time getting a studio or two bedroom villa with only three months out. And paying more for a contract would be money thrown away since you are not guaranteed your home resort at three months, only at 11 months out (and some members haven't gotten the specific room category at their home resort at 11 months out). You could wind up with at single villa for one night at one resort, a second night at another and a third night at another. I think the availability right now that people are finding for the holidays is an abnormality because of the economic situation right now.

If you can only make a reservation 3 months out, buy the cheapest DVC at WDW that you can buy.

Check over on the Rent/Trade Board to see how many members are trying to rent out their points right now. With all the deals that Disney is offering for cash stays, you can get a cash stay including free dining and tickets (sometimes) for less that you can get renting a reservation from a member. And you get daily cleaning if you rent directly from Disney. And a better cancellation policy than a member can offer.

Don't buy points with the plan to rent them out.
 
Since you asked about 100 points, here is our situation.

We own 100 points at Boardwalk Villas.

We like to travel in January.
We usually stay in studios.
We often stay 5 weekday nights, or add an additional weekend night.

(We are a married couple with no children.)

We had originally planned to stay in a 1 bedroom every other year, but have actually gone at least once per year since owning.

We can stay out of 1 bedrooms, but we just can't stay away.

We also go to Hilton Head a lot but usually do a combination stay between DVC cash and using points.

Since we drive to WDW and Hilton Head, we don't have to worry about airfare. With that said...we've flown too because DH likes to splurge and not having a hotel bill allowed us to do that.

If you can't plan around 7 months out or better, DVC is a poor choice for your situation, esp at 3 months out. It's not to say you won't be successful part of the time but lack of availability is sure to be a downfall in this situation, even for lower periods and totally impossible for about half the year including Spring Break, Summer, part of Fall and December. If you were going to buy in and don't really care which resort, buy resale at SSR if you're thinking mostly WDW as it seems you are. Save the money and pay cash if you can but there is currently a financing option for resale that is as reasonable as is that through DVC.
 
As far as the studio vs 1 bedroom, I would plan on 1 bedroom. With kids of our own, it is good to have a different room for them to nap in, or for you to be in at night after they go to bed. Everyone being in one room is pretty restrictive with kids, at least till they get older and have similar schedules to your own.

I agree with Dean about not being good for last minute trips, yes it is doable and you might get availability, but you also set yourself up for disappointment. I was a last a minute planner, and still do to some degree, but my vacation habits have changed since owning DVC and plan a bit trip well in advance, so you might find yourselfs changing the way you book if you owned.

I would start with the 160 pts, we did that and were fine for a couple of years and decided we wanted more, so we added on 100. Allowed us to see how we really used DVC before making a huge commitment.
