Help me decide on DVC or not - convince me!

You would not buy AKV period? -OR- Are you referring to not buying AKV for trading out purposes?

If someone wants to get into AKV how would one do so without paying such a high price? Do prices ever go down? I am curious about this?

Since I got most of my points for less than $70 a point, I can't see spending $104 a point for newer points. I'll just use my non-AKV points to stay there. We're even thinking of selling our smaller 50 point contract to buy a totally different timeshare (non-DVC) to be able to get something down near Marco Island. Trading out DVC points for non-DVC resorts just aren't cost effective to me.

Correct me if I'm wrong (& I'm sure ya'll will ;) ) but there is a chance that in years to come these could be available on the secondary market for less than the current cost. Yes "years to come" so it would not be instant gratification. This is the other item that has my dh and I wondering about buying direct or via someone wanting to get their money back out.....

I agree 100% about the $104 vs. $70. My concern about resale, is that my contract is relatively new and that a newer DVC contract would complement it better than an older resale contract which could expire many years before the original.

Or am I being stupid?

Sort of. Thanks to ROFR they may be "available" on the secondary market, but Disney has "Right of First Refusal" (ROFR) and will buy them back if the price is too low. For example, we bought BWV at $67 in 1999. If we hadn't bought it then, we could buy it on the secondary market now - but we would have to pay more for it. I believe the going ROFR right now is in the $80s. You could buy now at less than Disney is selling resorts for, but not less than the original resort sold for.

I think it's unlikely one will see AKV go through for less than the $93 pp initial discounted cost until the price peaks and starts downward due to the shorter time left on the contracts.

And since we haven't yet seen that happen with the other DVC's, and that's been 15 years already!...draw your own conclusions...
 
I really want to purchase DVC, but would finance it for at least 5 years. I'm thinking, if I finance, am I better off just renting every year?

It would cost me about $290 a month for 5 years for 160 points after 10% down. Thats about $3,480 a year. Thats on top of $659.66 in Annual Dues THIS YEAR, for a total of $4,139.66. Now, I can rent a whole week at SSR, Sunday through Sunday for $1,820 ($10 per point)during the value season. Honestly though it would be more like $1,000 since I would only be in the DVC resort Sunday-Friday after staying at a moderate or value resort Friday to Sunday.That leaves me with $2,319.66 in my pocket. Ultimately, I would only want to purchase enough points to spend 5-7nights in a one bedroom villa. Now, by financing for 5 years, wouldn't it take longer than 10 years for financing DVC to beat just renting points every year? The only thing though is that renting from a DVC member requires a lot of trust. I have done it once, but that was before the additional restrictions. Now a renter cannot even confirm a resservation with DVC. Would I as a renter be able to purchase the dining plan once at my resort?

What if I just purchase at a small contract, say 25 points at OKW. Can't I just transfer points from another member at about $10 per point once every year and be able to just have enough points to stay 5 nights at a 1 bedroom? Wouldn't I have total control over that members points once they are on my account? I would only do this for a year or 2 then just buy about 75-100 points through DVC directly.

As long as you can find a member to transfer the points to you- then yes- you would have total control over the reservation. $10 per point is on the low end of the going rate for non-distressed points.
