Help me choose which one to Buy

Me..again. Sorry for all the questions, I went from knowing nothing about DVC last month to buying this month, opps.
So I have 2 counter offers back (I really didn't mean to do this...one place took forever to get back to me, so I kind of figured they weren't going to and I moved on)

Anyways I love both of these places, which one would you choose?
Poly 100 points $130 but I have to pay closing, and dues on the 2020 points.
Grand Floridian 100 points $158.00 pp, but they will pay closing costs, so this is my final total. 2021 points only.

The thing that worries me about Poly is I have read points could go up if they ever lower the bungalow numbers and that they need updating, which could increase the dues, correct?
We are fairly flexible so we do hope to try other resorts and not just our own, but I know that poly is also easier to get into than others.

If you really want to stay at GF, you pretty much have to own there from what I hear, but with Poly except for peak times, availability is fairly open. But, Poly has a lower point chart AND lower dues (though you are correct; it's always possible that over time they rebalance the point chart a little bit each year to eventually make it so that studios are high points). Poly also only has Studios and Bungalows. Do you want 1BRs, 2BRs? If so, you'd need GF, or you'd need to switch out at 7 months.
 
Well the closing cost are about $700, so it takes $7 per point off of the VGF price, but you have no 2020 points so you lose about the same $7 value.
These are both small contracts and my gut feeling is the VGF will build in value better over time. It’s highly desirable and 100 point contracts almost always get a premium. The down sides as I see them are
1). No 2020 points and with new banking rules you can only use 50 points so realistically you won’t be able to take a trip till 2021 on those points and then it will depend on the use year.
2). 100 points won’t get you much at VFG, it’s a very nice, but very points heavy resort.
All things being equal though I would lean to the VGF contract as long as you are okay waiting at least a year or so to get to use your points.
 

Are you disregarding BLT?
That resort is cheaper on dues, has lower points per night and obviously you can walk to MK.
if you only want these 2 resorts then VGF does have a greater variety of rooms to choose from but in my opinion Poly has better vibe, dining and transport options and bigger studios.

Have a think when you will be going as Poly can be ok to get at 7 months apart from Nov/Dec? Does that mean you could go for some sleep around points Instead?

if youve done all your research and it comes down to these 2 then just go with your heart.

VGF has 1br and 2br options compared to Poly only having the connecting studio option. Also Poly is more likely to be open at 7 months vs VGF.

You would really have to outline your future plans, if you have kids, ect to get a good idea. I wouldn't worry too much about the points being moved between bungalows/studios at Poly so don't let that sway your mind (IMO).

If you have kids in the future you are going to want a 1BR/2BR option more than likely.

Sort of? It's not totally clear if DVC is allowed to reallocate points from Studios to Bungalows and back, as your ownership is based on a specific % of one or the other and that percentage is really a percentage of the total points it takes to book that unit for the entire year. So if they move points from the Bungalows to the Studios those percentages would be wrong. That said DVC tends to do whatever they want, and they did try to move points between unit types at some resorts last year.

Now the real reason I don't see that happening is that the studios that cost the most points in all of DVC already are the ones at Poly. So they cant really make them cost more - it would become totally out of whack with the rest of the enterprise.

PS just terminology, it wouldn't increase the dues, it would increase the points requirement, and thus the number of points you have would buy fewer nights. Again I think it's unlikely.

Poly and GF are really neck and neck. Some periods they are the same, some Poly is more, some GF is more. But these two resorts have the highest point Studios in all of WDW.
 
I am a bit biased although I love both properties the Grand Floridian has always been our favorite for years.

That aside like others are saying you pretty have to own at GFV to stay there. In my experience that’s not usually the case at the Poly besides busy times of years so you should be able to book Poly with GFV points on off times. Also keep in mind the Poly you will really only be getting studios. With COVID having no MFs for 2020 is a perk besides the fact you can’t bank those points.

Anyway good luck with your choice you can’t really go wrong either way both are great resorts.

They have done this with SSR Preferred View / Standard View & Treehouses. Not sure it was legal, but they did it.

@Hawkeyegirls, for me this decision would solely depend on family size, children and some sort of prediction on future travel plans. By Children I mean, if you have girls they may like the Princess theme at the GF. Where Boys may like the Volcano pool etc at Poly.. If you will only stay in Studios I would lean towards Poly, it's the best Studio on property. But If you think you might need to gradually expand to 1 or 2 bedrooms, GF is the answer. Don't rush, there will be more contracts on the market tomorrow.
