Help Decide: AKV, BWV or CSR Preferred?

We are planning a late October/early November 2014 trip and plan on renting DVC points unless we end up at CSR. We will need 2 rooms/studios, each for 2 Adults (DH & myself in one room, my mom & dad in another). The exact dates I'm loosely looking at are 10/28/14 - 11/3/14 (6 nights, maybe 7).

Here are our biggest needs/wants from a resort:
-My dad needs a room that is fairly accessible without a long walk (5 minutes probably fine, 10 minutes probably not). I would absolutely request he be close to the lobby.

-Some sort of fun view during the day is preferable. My dad probably can't walk around the parks all day and may want to relax in his room. So, we were thinking either AKV Savanna view, or BWV Boardwalk view. CSR isn't anything special but it's cheaper.

-A beautiful resort with some sort of theming but not too tacky/loud (like Values).

-We're also struggling with resort location...Epcot will be a major park for us this time around but we probably wouldn't walk there (unless just DH & I go out by ourselves)...I don't think my dad could make the walk and then continue to walk around the park all day. AK is our 2nd favorite park, and DHS is our least favorite. MK falls somewhere in between Epcot & AK because it's just a classic park. :)

DH & I stayed at CSR in Feb 2012 and thought it was just "okay". We loved the grounds, just thought the rooms were not quite as nice as we expected. I didn't care at all for the staff there. We just booked a standard room when we went and were in Casitas 4 or 5 (can't remember) and it was a tad too long of a walk from our room to the lobby/food area in the mornings to be enjoyable. We were super close to one of the bus stops, so that was a bonus. CSR felt really close to all of the parks to me...it didn't feel like it took very long to get to any of them. We would be able to book Preferred King rooms which would put us close to the lobby (and a king bed is always a plus for my dad, though not totally necessary). I just don't know if we would feel bummed out about not staying Deluxe this time around.

I'm drawn to AKV for the natural beauty of it, especially with AK being one of my favorite parks. A savanna view would give my dad something to look at during the day if he wanted to relax at the resort (or walk around the resort), and the lobby/restaurant theming looks amazing. It looks like a deluxe resort. We would need to stay in Jambo House for location purposes for my dad. I know it's quite a distance to the other parks but is it really that much longer of a bus ride?

BWV does not really appeal to me too much in terms of room decor (the rest of the resort decor doesn't bother me), but it's on the list because of location. We'd probably spend the most time at Epcot (and MK) and would get Boardwalk view rooms. I've heard it can be noisy even late at night because of the boardwalk staying open, though...and we all like our beauty sleep. :) I'm not so sure about the dining options there, either, since I believe you have to go outside to access all of them (true?). Again, my dad would need to be somewhat close to the lobby area.

So...what do you all recommend? Other suggestions?

AKV Jambo House Studio w/ Savanna view, BWV Studio w/ Boardwalk view, or CSR Preferred King room?

I reeeeeeeally wanted to stay at the Poly, but even if we could get a 30% room discount during our trip, it would still be over $100/night more than staying at AKV Savanna or BWV Boardwalk so it's just not doable.

Oh, and none of us care about the resort pools. We don't have kids and won't be swimming.
