Has anyone here readied their house to be sold?

I have personally taken a plunge by closing on a house we want to move into next month without having my house sold.

In fact, my house has been on the market for a little over two weeks and there has not been a single call - and we are using a realtor!

It's not the prestigious side of town but not an area to be avoided either. It's in good shape and priced very reasonably.

Perhaps I should go find a St. Joseph figure...

AlabamaAlan, believe it or not, I have a friends whose sister had this happen to her!!! It was very important that she sell her place, so she went with a realtor versus FSBO... well, long story short, two months went by & NOTHING.... apparently, the realtor wasn't even showing her place & in fact had left the agency (maybe a bit high & dry).... Anyways, she went on to sell it herself... she placed an ad (with pictures) in a couple of newspapers & the rest is history, she sold it within two weeks & this place was NOT on the stellar side of town either!!! So, if you don't get anywhere with the realtor, when your contract date is over, try it on your own, you might just get lucky!
 
Alan, you are in a similar situation as us. We started building our New house and then put our OLD house up for sale. Of course this was a weight on DH shoulders. We have barely broken ground and our old house is under contract already. I know you could be concerned about selling your house as we were. I would strongly suggest that you talk to your realtor. My realtor showed my house "3" times. The third person he brought by is the one who is buying it. I had countless other realtors show my house also. Within 6 weeks I had around 20 showings, which was amazing to me considering when we tried to sell it only 2 yrs ago and at a lower price we had NOT ONE PERSON come by.

The difference was the realtor and the ONE big difference was the percent we were willing to give. The first time my house was listed it was at 3% this time it was at 6%. I was told that the higher percentage gets other realtors very interested. Also make sure the realtor is advertising and has a flyer out with some pictures. I would not wait until the contract is up to talk to the realtor because you'll be in the new house and still trying to figure out what to do with the old one.
