I have never rented, but I can't say I never would. Quite frankly, I don't think it is anyone elses buisiness if anyone DOES rent. You can bet if I could afford to have 2000 points to retire with, I would have them and rent what I couldn't use until I was at retirement. :thumbsup2
 
I rented out points once when I had a small amount that would expire if I didn't rent them. I have also rented/transf. points to plan an extended family vacation.

I understand why MS have decided to enforce the rules on transfering points. However, It may put a cramp in vacation plans for people who may need extra points some years for special family vacations.

Renters will still rent points. They will just have to make all ressies. This really only hurts DVC owners. Non DVC owners will continue to rent points. DVC owners will not be able to transfer as often.

As for now, my extended family vacation plans work for us. However, If one of my brothers want to join us, I cannot have any points transfered to my account. I have already had my one transaction.

Rental activity for profit vs. Rental activity for retirement - It's a subtle but important difference.

Oh, and drop some of those hate PM usernames on me. I cracked the Tag Fairy's login so we can give 'em a little karmic payback.
 

I've never rented but I like that the option is there. I bought DVC for my mom and I to enjoy a spacious 1 bedroom twice a year. I bought 250 points in one contract. Now that she has passed away, I don't know what I'm going to do. I doubt I will use all 250 points every year. I wish I would have bought 150 and 100 point contracts, I would sell one of them. Renting could help me bridge the gap vs selling totally.
 
I chose "I rent regularly" because I rent points out about 1-2 times per year. I have always had great renters and very few problems even though I offer a more liberal contract with a refund clause.
 
I've rented for a variety of reasons and was glad to be able to do so.

I've rented out points to pay for our Panama Canal Disney Cruise in 2005 and recently for our upcoming Meditereanean cruise. I think the point cost and cancellation policies for the cruises place DVCers at a disadvantage; I'd rather pay cash.

I've also rented points from other owners to have 11 month home priority points available for a few large family gatherings and I didn't have enough points OKW points to make the ressie at 11 months; then I'd rent out my BCV or VB add on points - eventually I just purchased another larger OKW with the intent of selling off our two smaller add ons --but that just hasn't happened yet.

I've also used renting as a defensive measure for those questionable family memebers - ones I learned the hard way with booking our points for them gratis only for them to back out at the last minute. This way they could rent the points from another owner who then transfers the points to my account so I can make the ressie. This really changed their level of investment in the trip and also put the potential loss on them - surprise they actually made the trip.

I've also exchanged points with another DVC owner who owns Manhattan Club in NYC.
 
I believe there is language in the fine print that says DVC can cancel your reservations if they think it is for profit.

I'm sure many would consider us Commercial Renters, while we still use many of our points directly for ourselves, and have a Disney 'retirement' goal!

Until this year, with a monster resale with mega banked points, I had never made a spec ressie (High travel time). But I had 2,000 BANKED points to protect, so I did (all at OKW BTW).

To me being a part of the community here is more important than renting on eBay. (I can, I just haven't), or grabbing up 2 Bedrooms OKW for the first wek in December. I don't and I hope that keeps me part of the DIS-DVC community in some members eyes, as that really matters to me.

From PMs, I know that several consider me the devil's spawn. That also doesn't bother me, I enjot the hate PMs, They're better than no PMs!

No hate pm's have made it into my mailbox referencing this thread, go figure. I have received hate pm's in the past though! Maybe we can start our own club...the HPM Club. My membership number in the club would be lower than yours, I became a member in 2002. I'm as surprised as you are that not one flame post has yet to be posted to this thread.

I suspect you're correct when you say "...many would consider us commercial renters". Numbers alone, don't provide a complete picture. For example working with our current point allocation, 10 years from now my rental stats will likely look like - 6,500 points rented since 2003 and 24,500 used for our own stays. In 2042 they'll look like - 6,500 points rented since 2003 and 68,500 used for our own stays. Does that look like a commercial renter? It doesn't to me. Using these numbers by 2042 I would have rented 9% of our total point allocation. That's 9% over the 47 years of ownership we expect to enjoy. The number drops to 4% if we purchase enough points to make it to our 3000 point goal. If you look at numbers alone by comparison would a member owning 200 points who rented 18 points per year also be considered a commercial renter? I doubt it.

We made our decision to buy in 1995 and it's impossible for us to predict with any certainty how our vacation or travel patterns will change in the years and yes, DECADES ahead. It so happens due to staffing shortages my wife and I can no longer take vacations together (we work for the same employer). I was last at OKW in August 2005 and doubt I'll be there again until January 2008. Historically, on average we had been staying at a WDW DVC resort 3 times per year. One year we stayed 5 times. Does DVC really expect me to continue to vacation at OKW 3 to 5 times per year without my wife for the sole purpose of not losing our points? I'm a very simple man...no wife...no OKW. What happens if 20 years from now I fall sick and we can't travel to OKW for 2, or even 3 years straight? Does DVC expect us to lose our points or do they expect us to sell our ownership interest because I'm ill? Will they prevent us from renting?

If we make it to our 3000 point goal and we choose to rent all of our points for 2 years due to illness we will have rented 6000 points. I'm prepared to say very few if any who read this post would prevent us from renting our points under these circumstances. Yet 6000 points would have been rented. Would that then make me a commercial renter?

Numbers alone or a 2, 3 or even 4 year pattern of renting isn't sifficient to conclude I'm a commercial renter. There is more to it than that.

I need to clear upmy hate PM comment. When I first joined, as a DIS newbie, and began posting, and later renting (having learned about that here), I received some very angry, or even nasty PMs. Nothing sice. I did not clearly express the situation and I'm sorry.

However, I am really GREATFUL forall who PMd me and had nice things to say, thanks again.

We are in a period of change, change can be painful.

Our DVC is now a teenager (almost 16), look out for Acne, mood swings, and sadly substance abuse! How these effects, if any. play into our current situation, only time will tell.

I think I'll post a poll!

boy I am in a negative mood....

I have to rent my DVC points to help my brother. He lost his job again - but I am renting before that happened....

Now I still get to stay at WDW with DVC - but instead of the 5 days every couple of months. Now it is a day or two.....
 
I know I'm going to get flamed for this, but here I go anyway...

One thing that bugs me about point rentals is when someone posts that they want a standard view at the BWV. I know that they're less points per night, but there's very few of them and a renter may be keeping an owner out of something that the owner wants. The same thing can be said about requesting certain views, etc.

Renters are getting a tremendous deal by renting DVC points. Why ask for the moon when you're already getting the sun?

I mean, I don't rent my points, but I'm glad we can if I find myself in a bad situation...but I think is it wrong to be a "commercial" renter, and commercial renters have (IMO) a negative impact on the DVC program overall, as they routinely rent weekdays only, or make ressies for popular weeks with the sole intention of renting.

I just love it when ChuckS goes ahead and states my thoughts so very eloquently and I don't even have to think about it, just quote.

I think my major problem with all this is renting reservations. Booking up busy weeks with the sole intention of renting them out. This truly effects other members.

I saw quite a few Reservations for Rent for weeks that I would like to visit my home resort but can't because there is no availability.

I wish there was a way to end that. Maybe this is a start
 
What an eye opener for me. I've been in a whole different world, and I don't mean WDW. We haven't been renting in either direction (since 1998). I like the way ChuckS summed it up well, and I even believe it is ok for people to buy extra points to offset costs (BRILLIANT!). But when it becomes the product of a business I just can't see how that helps the DVC purpose.
 
I haven't rented out points, however I am glad to have the option if something comes up and I'm not able to use them myself.
 
As long as it's used and not abused...I have no problem with people renting.
