Grand Floridian 2 info

I've been deciding what to do given that I want to switch my use year and buy more points. The resale market has cooled a little so I bit the bullet and bought a 225 point contract (50 more than I have now) at $185/per pt (loaded with 100 banked points, and seller pays dues for 2021). I decided to hedge my bets. Even if VGF 2 comes in at $225, this is a significant savings, and I consistently like staying at BLT (where I also own) and VGF so staying at new resorts isn't super important to me. If VGF 2 comes in at $250, I will keep this contract; if it's more like $200 then I may buy direct to replace this new contract and get more points. In between, hmmmm. If I replace my new resale contract with direct points, I'd be out some closing costs and a commission but I decided it's worth it to me. I'd like to buy another 200 or so points next year, and this move felt right to me at this moment in time. The notion of VGF 2 having resale restrictions is what pushed me over the edge frankly.
By saying that VGF2 will be part of the same condo association as VGF, the general school of thought is that it means there will be no resale restrictions.

To add, the fact they confirmed that in the original announcement, with very few other details, also leads me to believe they are not going to try to resale restrictions to those contracts. Again, it would have been very easy to make them their own association with all the restrictions they wanted.

I do wonder if they are going to see how it goes and use the sales data to decide whether they should keep restrictions on RIV. When Reflections was a thing, it made sense because they would have a second resort pretty quickly to apply that to. Now, the pandemic has changed things and I wonder if some long term strategy has to change with it.

If Disney did wind up lifting the resale restrictions on Riviera, I think they could raise the direct price and still see a bump in sales. It would also bolster the resale price and be a good thing all around.

I don't think they would be able to change the restrictions for some and not all of RIV. I think if the resale restrictions are gone, its a change to the POS, which would apply to all deeded owners. All points would be the same association and so just like VGF2, it doesn't seem like they can apply different rules.

I am not sure that DVD would want to get into that...which is why I think they won't put them on VGF, even if they could find a loophole to do it. Its just too messy with ownership.
 

I was just there and toured a VGF 2 and 3BR

I apologize for being off topic, but a little trivia. When I took the tour, the DVC rep told me that when "The Middle" went to WDW, the Hecks spent the night in a VGF 3 BR. It came up when I commented that the phone in the bathroom made me think of that show "There's a phone in the bathroom!" The episode is on Freeform again soon, and I can't wait to see the VGF.
 
A podcast I listen to that tends to be extremely well-informed is speculating that the VGF2 expansion will be bigger than was originally announced.

They did not speculate. BUT the speculation was that a second building would be added to the conversion. If DVD wants a quick, cheap conversion, I suspect it will just be more studios. But more of the larger villas would be really nice, so I hope I'm wrong!

Hotel conversion to bigger rooms tends to be a little ugly though.
