I think we've bottomed out. I tried to push a little further on virtually all contracts in my UYs, but it's not happening. The remaining sellers just aren't motivated enough to keep the slide going. We'll see what effect VDH going on sale has.

I'd be happy with either. So VGC would have to drop to pretty close to the price of a small VDH contract ($217 pp, presumably). I won't be buying right away unless there's some miracle incentive that applies to small contracts so I at least have until the next direct price increase to watch the VGC market and decide. If VGC doesn't drop, so long as I've done a "tour" with VDH I can get the $217 price if I buy shortly after the price increase.

There are always incentives depending on how many points one is buying. You can lookup the current incentives at the three active sales resorts and see. The base price increases every year or so, but if the incentives are good it can mitigate or even offset the increase.

When VGF2 came out, members adding on had some extra attractive incentives starting with 125 pt purchases. At 300 pts, the incentives were bringing the price per point from $207 to $179! That was a good deal. Incentives haven't been as good for VGF since, but they still have them.

It's a good sales tactic as each time we've purchased we've ended up with more than we originally were thinking, partly to reach higher incentives. We originally were thinking 150 BLT pts but ended up with 200. With RVA, I was just going to get 120 but ended up with 250. It's a good thing as we've learned we enjoy 1BRs and larger units most, and it would have been more costly to add on later.

So the more you buy the higher the discount, and I'm sure it'll be the same with VDH. But usually there are no incentives below 125 pts. So that's what I meant by "miracle" incentives--I'm only looking for 65-75 pts and there likely won't be any at that purchase size.

I had a similar experience. Tried negotiating on several contracts and they either wouldn’t budge from asking, barely lowered the price, or just decided they didn’t want to sell anymore. A lot of these contracts have been sitting on the market a while and I don’t think they want to sell for the lower prices buyers are expecting now. Luckily I came across a newer listing that fit our needs and ended up being a better deal than the other ones I was going for anyway. So now I just need to wait and hope it passes!
 
Down to 25. I was waiting for someone to pick up the 50 point contract.
Anyone recall the average number of VGC contracts on the market pre-Covid?
 
I want to know the story with the contract that's been sitting there for over a year.
 
That contract I mentioned that has been up for 14 months? It's gone now. Looks like it's been sold. I wonder what it went for.

IMO, if sellers don’t want to sell for current market rates then they should pull the listing so it doesn’t waste buyers or agents time.
 
It was listed on https://www.dvcresalemarket.com/ so I checked on the app and it says "offer accepted" so someone did actually buy it. Either someone offered the asking of $269 (yikes) or the seller finally decided to come down.
Now that I’ve got my 2 contracts, I won’t be sad if the resale market tightens up as supply decreases.

For Disney, I think they probably want VGC resale higher to push people to VDH.
