Hello,

I just started the process of buying my first DVC contract and needless to say I'm nervours about messing up with such a financial decision. I did some research and managed to negotiate the following resale contract:

Saratoga Springs Resort (SSR) for 200 points.
February Use Year
285 points for 2025
200 points for 2026
$17,350 (or $86.75) + 1,700 dues +750 closing for total out the door of $19,800.

I'm still within the 10 day window to cancel. What do you think? Should I keep it or look for something better?

Here’s the thread for what others are reporting getting - https://www.disboards.com/threads/r...ost-for-instructions-formatting-tool.3965193/ it looks like $85 per point is about as low as anyone’s gotten for SSR, so the price looks to be on the lower end & this one has 85 banked points + all of it’s 2025 points, so not a stripped contract.
 
I got a loaded 250 point contract for $82 pp, but it's still in ROFR stage, will post if it passes, they are offering an incentive to buy there this round until July so that does scare me a little that they may take it, but they also haven't done that in a long time so I have hope. Disney has definitely caught on that there is an interest in SSR resale and dropping prices and it seems like they want their cut 🤣🤣

Either way $95 pp is pretty standard for an SSR resale contract so $85 is a really good deal for a loaded contract like yours and I would go for something like that if they eat mine, the only thing that could make yours better is if seller paid the Maint fees, but since you're going to be the one using them it's fair that you pay them still 😀
 

I guess the question I would have is if you are potentially regretting your purchase now, is it maybe best to back out and reconsider DVC?

In practical terms, let's say you overpaid by $10/pp (I don't think you did by the way), that would mean you overpaid by $2,000, which is a small amount in the scheme of things...

If you're just feeling "this is a lot of money, I'm not sure if I should be pulling the trigger" maybe best to back out.

If on the other hand you're thinking "did I get the best deal ever?" I'd remind you that timing any market is nearly impossible, and you're unlikely to ever buy at the absolute lowest, so just enjoy it and don't obsess about the small difference it may have been over or under.
 
What is the use year? Dec 2025 points are vastly different than Feb 2025 points.

Either way I personally think it's a bit high, unless you absolutely love SSR. I would have asked for no reimbursement for MF if paying $86pp.

Remember though what you pay upfront is a small portion of what you will end up paying over time.

Lastly, understand that if you back out this broker might not do business with you in the future.

However, I want to make sure I get a good deal in the historical context. I know it is impossible to time the market, but would hate to leave a lot on the table. I'm paying cash and I'm not necessarily in love with SRR. That being said i like the proximity to DS and its affordability/bang for your buck compared to other porperties. Any recommendations?

Are you going peak times? If not you're going to find a lot of "better" properties to trade into at 7 months. Again assuming you're not going on major holidays or anything like that. Even then you can still find some availability and probably split stay with SSR.
 
February will full and extra is good, much better than a Dec UY not having points til 2025. Like I said the price up front is minimal when you look at overall cost of owning. SSR has really good maintenance fees. November/December you will likely end up staying at SSR, but it sounds like you like it there, many do.

I wouldn’t buy SSR unless you know you would be happy staying there.

Besides that everything else looks good.
 
My plan is to go yearly from Sept - Nov.
Seems a pretty great deal to me but I’m not an ultimate deal chaser tbh so maybe not the best person to get an opinion. Remember these boards skew towards the savviest and best deal makers. In a greater context, I’d wager your contract is fantastic.

The only thing I feel should be pointed is out is that you have a Feb UY but your preferred travel season falls mostly outside of your banking window. I don’t think it’s the end of the world but it would make me a little nervous. You’ll have to be very sure of your travel dates because if you cancel last minute you’re stuck with a short window (during the busiest season at WDW so finding a room won’t be easy) and your points will be unbankable. The rule of thumb is to have a UY that is just before your specific travel window. So in your case the best UY would be August. February is the easiest UY to understand though and it always seems to have tons of resale options for future purchases, so there are some positives lol

I don't think you have to love it, you just have to be at least okay with it. Most of times I'm sure you can piece together a split with SSR and something else or do something else entirely as long as the time you're trying to book isn't early December. Overall it's a good deal and is a great starting point to just get some points and familiarize yourself with the system.

Buy the contract. Take a trip. Split stay at SSR, OKW and any other "deluxe" resort. Decide if you made the right choice or would choose differently. Then proceed from there.
 
If it meets your needs, IMO, it’s a great deal! Given your time of travel, be aware that it’s a very popular DVC time, so trading as 7 months is harder than other times of the year,

Be sure SSR is the place you won’t mind staying if you can’t trade. Goood luck!
 
I think you got a good deal (B+). 18 months ago, I also purchased a Feb SSR contract. The price was $80pp and it had more banked points but prices were also lower then. If you like SSR like we do, you will be very happy with your purchase.
 
I think it's more than good. It's very good. Can you shave a few bucks? Sure. It will probably take months to do it. Don't cut off your nose to spite your face.

The one thing I don't like is that the UY isn't a perfect match your travel expectations. The banking deadline is the end of September. That will cover your September and October trips (because of the Holding limitation), but not November. Even March would cover it.

I thought your DVC was a great deal until I read preferred vacation time is Sept-Nov so now I'd say you have a very fair deal. Unless you find that you cancel/change a lot of your vacations, I don't the the UY is an issue.

Because we don't like split stays so it was our experience that during Fall we were locked out of BC, BW, WL, PVB, and GF. Basically, we threw up our virtual hands and bought BC. We own at AK and value villa's are still almost impossible to book even at 11 months. We own BLT and I still had a bit of trouble booking a BLT RV studio at 11 months (admittedly, I missed the 11 month mark by a few days).
